Gosh - I distinctly remember saying a few YEARS AGO that this'd never get built, and I distinctly remember saying that it would be a parking lot.



Filling in the site huh? Gosh, that sounds an awful lot likt PARKING LOT PREPARATION to me. You don't fill a site to build a foundation, you don't fill a site to establish utilities, and you sure as hell don't build a lot if you plan on building anything taller than a single story.

First Mississippi Nights, now BPV. If noone decides what to do with the Arch grounds, are they gonna pave that too?

I live in Chicago so I can't do this, but would someone please put up a sign near the site that reads, "Coming Soon: Ballparking Village by Cordish and your Beloved Cardinals Management."

I just checked for permits, and there is a new one for "grading as per plans" for $150,000. Nothing about a parking lot, yet. Looks like they are putting dirt down over the crushed concrete and grading to a slope. Doesn't look like it is being completely filled. I'm assuming grass will be planted until any further work is done.



And a building could be built if the site is filled. What would stop them? Although it would not have a basement, which makes me wonder about the original underground parking plan. This could be work for BPV, could not. I guess we are going to find out.

Add the Keiner garages to the list. It seems like you want buildings with actual people (rather than just cars) to be located next to public space.

Yesterday I went to Busch Stadium to pick up tickets for tonight's game and noticed some men attaching a wrap to the fence surrounding the Ballpark Village site with renderings of what the village (might?) look like (eventually?) along with the Cordish name and logo.



BTW, behind the fence, crews were still at work excavating the site. If I don't forget my camera I'll try and check tonight to see how much of the fence is actually wrapped, as the people were just starting to install it when I was there.

Went to the game last night, looked like the whole area alongside the stadium was wrapped. It was interesting, because it looked like some of the old renderings were included. I don't think the final product will look like those renderings...

^Cordish has been truthful all along, we just weren't asking the right questions.



Two years ago, when Cordish showed us their pretty renderings and said, "This is what will go up at Ballpark Village", nobody thought to ask whether they were referring to the buildings in the renderings...or the renderings themselves. :shock: So, I guess it'll be done by the All-Star game after all!



I can't wait for Phase II. :P

Phase II will be to rap the fence along Broadway. I saw the rap this morning on the way into the office. Much improved over a blank fence, but it should be showing what is being built in the background instead of advertising a product that still has no specific start date.

No specific start date??? What are you talking about??? It's supposed to start between fall of '08 and fall of '10. How much more specific can they get?

Stifel, Polsinelli join Ballpark Village lineup

Ballpark Village developers are in final lease negotiations to sign two of the largest office tenants in the market for new space: brokerage and investment-banking firm Stifel Financial Corp. and law firm Polsinelli Shalton Flanigan Suelthaus.



The pending leases signal a major coup for the stalled $600 million office, entertainment and retail development and a win for downtown St. Louis, which has been hit hard in recent months with canceled development projects and jobs moving out of the central business district.



Stifel, parent company of Stifel, Nicolaus & Co., has reached terms with Ballpark Village’s developers, Baltimore-based Cordish Co. and the St. Louis Cardinals. Stifel is working on a building design for between 150,000 and 175,000 square feet of space, which will house its headquarters. The firm, led by CEO Ron Kruszewski, is currently located at 501 N. Broadway downtown and plans to move to Ballpark Village in spring 2011. The company met with architects this week for build-out designs for the space.



Kansas City-based Polsinelli, which has more than 300 attorneys in eight cities, including Kansas City, St. Louis, Chicago, New York, and Washington, D.C., plans to consolidate a downtown office and a Clayton office and lease between 90,000 to 110,000 square feet at Ballpark Village, contingent on the project moving forward soon. “We’re in serious discussions,” firm Chairman and CEO Russell Welsh said Sept. 9. “We are trying to get comfortable with the terms and the timing.”



Polsinelli’s lease at 100 S. Fourth St. downtown expires in late 2010. Its lease in Clayton expires in spring 2011. At the two offices, Polsinelli has about 100 licensed attorneys and 60 support staff.

Certainly good news, but I think the key to this will be finding new tenants for the existing space occupied by these two downtown (I don't care one bit about the Clayton space). Hopefully this will be a draw for others to come into BPV or downtown as well. Looks like Armstrong Teasdale are the backwards ones in town.

The best part is that Polsinelli won't be in Clayton. Otherwise, it's musical chairs. The good thing is that both firms are leaving high quality space that will (hopefully) be attractive to other tenants.

This also fills approximately 250,000 - 300,000 sq. ft. of space which I would think means we'll get at least a 400,000 - 500,000 sq. ft. tower in Phase I. That should be in the 20 story range.

I agree with all of the above. Overall this is good news.



I just hope the city, Cordish, and the Cardinals have their act together after all this time.

Metzgda, I hope your right. This would be a great opportunity to build out some speculative class A office space. It would be a disappointment in some ways if only a mid rise tower goes up.



My wishful thinking, BPV puts up a 25 office story. The chinese want some premium office space to compliment a new cargo hub operation. BPV fast tracks a condo tower after leasing out the office tower. The state forces the city to drop the 1/2 cent payroll tax. Finally, the region convinces some firms that this is good area to do some of their back office work for a host of reasons including some quailty, reasonable and available office space.

You didn't read the article very closely did you?

I am curious about the following quote...

I figure there will be a tower in the plans for stage I. Cordish and the city - AND THE CARDS - better not screw these deals up!
