I don't see that property as a threat but more a complimentary piece to BPV. The Village and stadium should not be an island but a piece of growing neighborhood. A successfully redeveloped Shannon's property will only support what's being planned in the village. I hope the Dewitt's see it that way.
The Aldermen have met today to discuss and debate the next Phase and it is supposed to pass or it has passed already

A St. Louis aldermanic committee on Wednesday advanced $65 million in subsidies for Ballpark Village’s planned $220 million expansion.
The 8-1 vote, by the Housing, Urban Development and Zoning committee, sends an amended development agreement between the city and the St. Louis Cardinals and Cordish Cos. to the full Board of Aldermen.

Mike Shannon would have to bring that idea to the City. That's the only way he would be able to see his building, Plus, if there are going to be towers filling in the remaining parts of the site, a taller building could go where Mike Shannon's currently is because it wouldn't be effecting anything.gary kreie wrote:I believe that the city could pass a law declaring no height restrictions in that zone. I bet that the Cardinals will eventually give in, but only after BPV is fully built out. That or they simply offer to purchase the building from Shannon so they can expand the BPV foot print.
As for public financing, I don't exactly like it, but if it helps prime the pump for downtown growth and gets some more momentum with new construction then ok. I hope that the BoA add in a clause that the tax incentives are only awarded if the buildings get built as proposed... no bait and switch from high rise renderings to more 4 story entertainment space.

2 new renderings have been released on phase2.stlballparkvillage.com
They show a new view looking down Clark and a helicopter view with an idea what we may get in Phase 3 or so. The Phase 3 or so buildings appear to be bases for towers like the leaked rendering of the tower that isn't going to be built this time. Interesting stuff

The interesting thing is that there will be a swimming pool at the office building which confirms the hotel that will be involved in the block. Renderings to not reveal though what hotel company will operate the hotel.
They show a new view looking down Clark and a helicopter view with an idea what we may get in Phase 3 or so. The Phase 3 or so buildings appear to be bases for towers like the leaked rendering of the tower that isn't going to be built this time. Interesting stuff

This may be a very long term goal, but once BPV reaches buildout, I would like to see at least one of the massive garages torn down. They are outdated, ugly, and falling apart. They also have a horrible street presence. A more modern garage(s) could be rebuilt more appropriately adjacent to the highway south of Spruce. Why waste the good real estate on parking when you can park next to the noisy highway where nobody wants to build anything else?

Those bases for buildings in the back ground could be built and be built in a way to where they can have towers built on top of them.

The first new rendering above shows a different apartment tower - closer to 24-25 stories tops - than the second rendering and previous renderings, which had/have the tower at 29 stories.

Really shows that deed restriction for Shannon's property is really useless with all the development that's going to occur here. No reason why they should be enforced now

I'm guessing it's a trick of perspective, and possibly a slight error in the rendering. The new artwork more or less matches the site plans released last month, and seems to almost exactly match the previous renderings, though from a new vantage. 8th takes a pretty significant jog to the west there, which I believe is at least in part an artifact of a realignment for the previous Busch Stadium. If the centerline continued in a straight line immediately west of the current stadium it would enter the parking lots. The s curve is mostly obscured by the stands in that picture, so you might erroneously believe it parallels the line of the curtain wall. It does so only for about the southern two thirds of the block. It's not inconceivable to me that they might plan to narrow the street, but I don't see why they should wish to cut access to their ballpark from the north. If the rendering gets the street width wrong that might further compound the problem. But all the site plans have shown 8th intact, so I trust that remains the intention.

And yeah, the scaling seems to be a bit off on the west side, gobbling up most of 8th. Probably just sloppiness.

Interesting. That was now 2 days ago, so they renderings must have been scrapped on the website somewhere in between. What are the Cardinals and Cordish companies hiding?
