**CityGirl**, there's a lot of respect here for people that are providing solid info, but not for people just trying to sell their developments in this manner. Better just to provide info, not do it in a manner that suggests you somehow don't know what's going on. And remember, this is not a sales site. We get some great posts from people connected to developments, including me, so we want to see what you have to say. Just don't make it a sales pitch, whether overt or covert. Let the project sell itself.

Here's an update on Ballpark Lofts (Cupples Building Eight)



have another update for you on the progress of your Ballpark Loft. The interior walls are now 100% framed on the residential floors. After some delay, the roof is now 100% applied. Drywall installation has now begun since the roof is complete and is being installed from the 6th floor down. The 6th floor is 100% completed and the other floors are to follow. You can expect to see site work beginning in the next couple of weeks along with the storefront installation. Also, the windows are going in on the east side and the workers will be continuing to the south side, then moving to the north side.



To answer the big question, “When can we move in?” We expect that occupancy will now be closer to the 15th of July. This is a result of the wet weather pattern that has been with us for many, many weeks. The delay of the roof installation due to weather also caused drywall installation to be delayed. Another construction activity that has been affected by the weather and therefore affecting the move-in date is the exterior restoration. The exterior restoration has to precede window installation so this has also been pushed back.

With Cupples selling well and BPV on perpetual hiatus, I have to wonder about infill potential once all the old Cupples Buildings are done. Is there any other parking for the Cupples buildings other than the big surface lot just west of the Metrolink line? I'd love to see something fill in the area closer to the ballpark on that end. Probably a pipe dream, but it would be sweet.

The one-day sales event for Ballpark Lofts #9 concluded and all units were sold. There were quite a few buyers who purchased units in #9 after releasing their units in building #8 next door.



I was told that the top floor of #9 will be reserved for Cardinal players and staff.

Wow, that's great news that they sold out again. So out of curiosity, how are these units selling out immediately when other projects are getting cancelled due to not enough sales? Is it the price-range, location, product?

^Location is everything for this one. In a baseball town like St. Louis, everyone likes the idea of living next to the stadium. I still think this affect would be felt in any residential component of BPV as well.

And if there's an upside to the BPV fiasco, it's great that these projects never had to compete with BPV for residents. If BPV was actually moving along, these buildings might have sat vacant even longer.

#8 is still on schedule with closings to occur sometime in July. They are currently working on the interior units installing drywall, kitchen cabinets, etc. I have a contract on this development and there has been no indication that there are any delays and everything continues to move forward.

I'm not too familiar with which building is which over there, but why would someone give up a reservation in #8 to go to #9?

IIRC, 9 has good eastern views (facing the ballpark), where as 8's eastern views are of 9's western walls.

Got it. I'm equally surprised that a developer would let someone out of a reservation, given current market conditions. I know at the Meridian, you could get out after placeing your deposit, but I think it was only something like 60 days.

Each prospective buyer that signed a contract back in late 2006 or later made a deposit which could be refunded in some cases. We just received the condo documents and have 10 days to either sign the condo docs and be legally bound to the terms of the contract or we can be formally released from the contract and get our money back.

I just received closing information on Ballpark Lofts #8.



Ballpark Lofts #8 is scheduled to have its first closings the week of July 17th for the fifth and sixth floors. Floors three and four will close thereafter.

The $30 million Building 8 project, with 68 one-, two- and three-bedroom condos and two floors of commercial space, is nearing completion. Work on the $35 million Cupples No. 9 began recently. It will have 54 one-, two- and three-bedroom units with a Mike Shannon group restaurant on the first floor. Osborn and Barr Communications will rent the second and third floors, and Adamson Advertising will rent the fourth floor. Both firms will relocate from Clayton.



Construction will start next spring on Building 7, a $47 million project with 120 units. "They're likely to be all apartments," McGowan said.

Blue Urban of St. Louis is excited to announce all 36 of 36 units in Ballpark Lofts #9 have SOLD OUT!!! Ballpark Lofts #9 is the Cupples Warehouse closest to Busch Stadium. Cupples Station is an old warehouse district next to Busch Stadium. A Westin Hotel, offices, new restaurants and lofts/apartments have been built in the surviving 9 buildings.

Exactly, I've been saying this......They could build a few hi rise condos at ballpark village and sell them out before they even started construction. Either Cordish is short sighted, has no confidence in downtown's renaissance, or are very idiotic. I think its a combination of all three, because the real estate at ballpark village is unlike any other in the region. We could have some serious skyline changing going on in this area.
