is that "not good" as in costly repairs, or "not good" as in the building is coming down? surely this building is worth the cost of repairs?

There was an environmental crew at the building at 9th & Spruce--the one closest to the ballpark--on site today. Also, there was a guy in the building banging on a window. I have no clue what he was doing, but hopefully this means construction will soon begin on this building. Seeing that banner hanging there for--what, two years?--with no action is a tad embarrassing.

Agreed, this is the most visable aspect of the entire project, hopefully they get to working on it soon.

nothing visible on the other 2 blds. I wonder how extensive the damage is from the hole in the roof of the SW building. I'd hate to see them knock it down, but it wouldn't surprise me.

I think there are three 'Ballpark Lofts' buildings.



The "middle" building (North of the Cupple's parking garage, East of the building with a caved in roof and South of the completed Cupple's Station) has construction activity.

I have a unit in the Ballpark Loft development and I was just told this week that move-in will occur in June.



Here's the communication I received from urbanblue:



All the new concrete floors have been poured for the residential spaces and the walls are about 75% framed. Once the roof is applied, which should be within one to two weeks, drywall installation will begin. We are still planning occupancy for June 1st, as we know you are all very excited. We have also had a tremendous amount of interest in our 1st and 2nd floor commercial spaces however we cannot release the name of a specific tenant yet.



Your condo docs are expected to be delivered toward the end of April and you will receive them via email.



Moving in June, will provide perfect weather for you to stroll St. Louis with your new motor scooter or walk 2 blocks to a Cardinal game.

I know the general morale surrounding the status of various downtown projects is pretty sour at this time, but this is for real. My business partner toured the units last Friday to see the progress with his own eyes and it is progressing as stated in the communication I posted.



They have over fifty contracts in place for 68 of the units and they have a waitlist of over 40 prospective buyers.



They are also supposed to begin development on Ballpark Loft #1 soon.

Yes, I attended the sales event back in December 2006 and they had 61 signed contracts within about two hours. Each prospective buyer had five minutes to pick their loft during the loft "draft."



I have been told that they still have about 58 contracts still signed as a few people have backed out since the sales event but the numbers are still positive.

Great news!



Hopefully other similar historic rehabs for office use can occur downtown because progress on new Class A space is slow in coming.



If the market for office space on the southern half of downtown is strong (and given the attraction of the ballpark, this seems to be the case) it would be nice to see some of the lots that are scattered throughout the Cupples district eventually developed into mid-rise office space.
