20' shorter than One Cardinal Way.

Interesting that AHM is basically going to be the keeper of the keys when it comes to liquor license approval in Downtown West. Hopefully they use that power wisely and equitably 

I hope their restoration of the historic buildings to the west is at least under way by the time the tower opens.

There will be lots of work to do between Washington and NGA to draw high income earners. There’s a lot of surrounding vacant lots that will not be attractive to people. There will need to be a lot of streetscaping to “beautify” the area. This area of downtown is also the only area that I would say crime is could be an actual “issue” for residents. People hyperbolize about the issue for sure, but to the extent there is an issue, it is the area roughly between 18th and Jefferson that actually could steer people away.

Excited that they have a comprehensive vision for the area because there is lots of opportunity. I love the buildings that have survived down that stretch.

I can guarantee that the guy who posted the link to all of those documents on LinkedIn was not supposed to do that. I understand that he was trying to get more interest in the project, but you can’t just do that with this, or really any other project. There’s a lot of confidential information that goes into those investor pitches that most of the public is not meant to see.

I encourage anybody who may have saved that PDF of all of the plans to not share anything within those documents on any social media network. There’s a reason everything was put behind a login screen shortly after the link began spreading.

Well, I deleted my shares off Facebook. I saw you caught the STL Development group post, thanks. Otherwise, I had shared it to Revive STL and my own personal feed. Both are removed. Thankfully I didn't post to Linkedin...phew.

The 314 tower is proposed on a lot at 2011 Locust St. and is to include 287 residential units, 373 parking spaces and 15,000 square feet of commercial space.
Design changes seen in the new renderings include how much glass is used for the tower and the cladding of the building’s parking garage, Pratt said. AHM released the new renderings ahead of the International Mass Timber Conference taking place next week in Portland.

The cost to build the residential tower is expected to exceed $145 million. AHM said in a statement it has raised general partnership funds to complete the project’s design and pre-construction process.
“Completion of the pre-construction process is necessary to solidify the multi-faceted project financing sources to commence construction at a future date,” the statement said. “AHM is building relationships within the mass timber industry, including those interested in debt, equity, and other sources focused on the sustainable benefits of mass timber design-construction technology.”

Honestly might be the best looking building proposed or recently built in STL IMO. Hopefully it happens and is basically unchanged from the renders.

Kinda hope it spurs more mass timber development in town.

That interior rendering is awesome. I wish we had more floor-to-ceiling glass walls around here. Seeing the activity inside the new Foundry Tower really makes a difference. 

BTW, any of you photoshop wizzes able to do a mock-up of the new tower in context with the soccer stadium and Downtown West in general?

I was driving north on I-55 at Reavis Barracks where you have a great vantage point to view the DT skyline and I was thinking about how much that view changes with a 40 story tower at the Millennium site. The skyline would appear much wider and less constricted with that tower alone but if this were to also happen, then wow! We'd have a string of towers from the Arch to the CWE.

St. Louis developer AHM Group on Thursday shared new renderings and an updated timeline for construction on a 29-story, mass timber residential tower planned for Downtown West.
AHM said Thursday it expects construction to start in late 2025 or early 2026 on “The 314” tower. The project has an estimated 25-month construction timeline, the developer said.

The 314 tower is proposed on a lot at 2011 Locust St. and is to include 287 residential units, 373 parking spaces and 15,000 square feet of commercial space. The building, with its mass timber, an alternative to concrete or steel, would be the first of its kind built in St. Louis. AHM first proposed the project in 2022.

“This development is more than just a building; it is a statement about the future of St. Louis—where sustainability, innovation, and community-driven growth come together. It is at the center of the transformative work we are doing in the City Commons neighborhood,” said Brian Pratt, principal at AHM.
The site for the 29-story tower is just north of Major League Soccer franchise St. Louis City SC’s Energizer Park and within City Commons, a new name that has been given by developers for the blocks surrounding the soccer stadium.
Milwaukee-based Korb Architecture, which specializes in mass timber projects, is lead architect on the project, with St. Louis-based Arcturis also involved. The project’s civil engineer is Civil Design Inc. and KPFF is structural engineer.

The project has been approved by the St. Louis Board of Aldermen for tax abatement of 90% of the assessed value of incremental improvements created over 10 years.
AHM envisions its mass timber tower as the focal point of broader development plans for Downtown West, saying it plans to invest $400 million there with other projects proposed. Its other projects include plans to renovate the Lambert Building, 2101 Locust, into creative office space; redevelopment of the buildings at 2109-2115 Locust to include about 45 apartments; a new 75-unit apartment building on a vacant lot at 2125 Locust; and a 113-unit ground up apartment building, with a 411-space parking garage, at 2100 Washington Ave.
Pratt said AHM is working to finalize financing on the ground-up apartment projects included in its Downtown West plans, with hopes of beginning construction on one or both by summer. AHM submitted building permit applications for the two projects in December 2024.
AHM has invested about $95 million so far in Downtown West for site assemblage for its future projects in addition to investments in apartment buildings it owns and manages in Downtown West. Among its Downtown West multifamily holdings are The Draper, 2223 Locust; the 22 Apartments, 2200 Locust; and The Vox, 2207 Washington Ave. AHM also has acquired the Tudor Building, a retail and residential building along the 1900 block of Washington.

AHM’s mass timber tower is one of several city apartment projects that have stalled as development within the city has fallen off amid rising interest rates and construction costs. Building permits from 2020 to 2022 topped more than $1 billion annually, peaking at $1.4 billion in 2022. That fell to $713 million and $721 million in 2023 and 2024. The city has reported $84.5 million in building permit value so far for 2025.

For the record, this has a substantially higher per-unit cost than Albion ($505,227 vs $475,410).

For reference, 100 Above the Park cost $411,392 per unit. I don't have a per-unit cost for One Cardinal Way.

As it currently stands, this will be the most expensive apartment tower in the City (until Cordish's Millennium replacement is built).

This is going to be a beautiful high rise it will be nice to see more cranes in the StL skyline with this & Albion will be great to see some positives & hopefully the millennium development will add to it.
