regardless of whether past developments have used walk-up units or not, their feature here is impressive and showing of the true urban form so many on this site praise. I don't get the hate for lux here: this is the most attractive, innovative proposal this region has seen since studio gang's one hundred and would redefine what adaptive reuse means in a city that isn't all too familiar with the concept (pain). Additionally, it shows the strength our preservation board holds and should hold and displays how committed lux is to bettering this city's built environment in their pushing for a project that they would hardly turn a profit on. Fantastic job by all parties here to craft a strong proposal catering to the needs of everyone following the initial rejection (which I was in favor of). 

I understand their frustrating history and their, for lack of a better term, shady dealings, but I know a great proposal when I see one and am looking past their negative association to see a compelled developer who we know gets their projects done. Thank you for sharing, Chris.

And for the record, I don't have a problem with most of Lux's product.  In the end they generally meet the mark set forth.  Its the business practices - the manner of operation - that raises my eyebrow.

I like reading the comments here, but I encourage you, like Michael Allen did a page earlier, to send those comments to Deneen Funk, the Preservation Board secretary: FunkD@stlouis-mo.gov. They do mean a lot. Even if there are some people who are just reading and not commenting, you can love it or hate it, but your comments are worth something.

The brains of this version are those of the designers assigned to this at HOK. I was just in the background learning and occasionally commenting on what could be better with it and why. It might sound boring, but it was fun.

So now there's two apartment buildings I know of with them. I forgot Expo had them and I never realized Orion did (I never walk down that block of West Pine for whatever reason). Still though, it's a nice feature that should be included in more buildings in more places around town. I'd actually prefer to live in a unit like this instead of using an interior corridor. It could feel more like a little row house at that point.

Cultural Resources Office recommends withholding approval on this one because all but the Taylor and Lindell facades of pavilion are demolished. I’m still holding out hope that it gets approved anyways

First time ever 100% praise? Haha, I'll take a stab at it. Would've been nice to see the tower be taller, at least meeting Jackson Arms height. But I'll give this a 99.5%. Always had a huge soft spot for that building as Optimist gave me a small but very nice scholarship for university. Was mortified when there was talk of demo. Well done to all the folks that made this happen. Time to rid developers' indolent mindset in this region.

All I'll say is... we tried. A lot of people liked it, even when you remove me and Hudson residents, but at the end of the day, we don't get to vote on this. At this time, the next steps are unclear.
