Those “wood” accents were meant to warm the building up some since the previous plan felt a little bit cold with all the white and gray.

Nothing warms things up like blocks of beige faux-wood siding. I hope they take a page from the Foutainbleau (and every other white brick mid-century building) and make it more simple - let the materials, textures and contrasts of the building they're going through all this trouble to maintain provide the accents.

The renderings are still in progress. It's likely final ones will be sent to me on Monday. I sent in a request for one more minor change that shouldn't complicate things.

And compared to where this was two months ago, it looks a whole lot better. HOK did excellent and their passion for design still shows here.

2nd meeting held tonight, about 7 neighborhood attendees + a representative from the Optimist group and the development team. Total number of attendees was 14. All comments seemed positive and some good discussions were had about landscaping and so on. 

So far, the process on this one seems much more in favor of the development than the previous plan. Will it be enough to be granted approval at the City level? We'll see.

As I walked out, I looked at the bus stop on Lindell. If it could be relocated to the east of garage access they could recapture some on-street parking along Lindell.

I think it can be talked about with Bi-State. If they can't move the bus stop, or won't, then maybe a bump out at the corner is needed there to slow some cars down.

I'm surprised I've never posted the full-size renderings here. So here they are.

I hope this one is approved since I feel like it's my adopted baby a bit. It was great meeting with HOK throughout their design process and seeing this version go from an extremely wild concept to something refined. It was the first project I really got to work on with Lux after the previous design was trashed. HOK was a firm I recommended for this project and was shocked when I was told they would take a swing at it. The results are spectacular in rendering form, and I expect this to look top-notch if given the chance to be built. Of all the planned Lux projects that I'm involved with, this one is, by far, my most loved.

It's also one of those projects that have a fair number of benefits (in my view) connected to it...
  1. Returns a tax-exempt property to the tax rolls for the first time in 6+ decades.
  2. The sale of the current property will benefit the Optimist International charity greatly.
  3. The corner pavilion structure, which is deemed a high-merit building, is preserved and integrated into the plans (enhanced even).
  4. The new "L" shaped building brings back mid-century design (somewhat) and links the Optimist pavilion to the Jackson Arms nicely (it'll be a nice addition to the impressive variation of buildings on Lindell).
  5. Adds 150 housing units to a neighborhood that has shown time and time again its resilience and desirability.
  6. Introduces walk-up units on Taylor, something I haven't seen done at other new apartment buildings around town. Condos? Yes. But not apartments.
  7. Brings world-renowned architecture firm HOK into the mix and allows them to flex their creative muscle a bit (creativity is always a good thing).
  8. Shows that it is possible to successfully redesign a building after being declined by the Preservation Board a first time. All it took was a good dose of creativity.
  9. And lastly, the unit mix checks the boxes for Lux, ensuring that this is actually possible.
Take what I say as you may. Everyone knows I work for them, but the comments I'm making come from my mind and not theirs.

Whoops. I always forget about that one even though it’s the biggest example going on right now. Apologies to Jeff Tegethoff & the folks at Trivers who included those. Those are special in their own way though since they’ll be, I think, 2-stories each. So those are on a different level than these at Optimist or the others found at 4101 Laclede.
