It’s perfectly reasonable for a hotel to have a curb cut for a drop off area. I don’t know what other option they would have.

The Optimist building complex already has a curb cut on Lindell, it's perfectly reasonable to oppose more of them.

Monday the Preservation Board will consider the Optimist proposal. CRO staff recommend withholding preliminary approval.

If a proposal doesn't meet the letter of the law, CRO staff will almost always recommend denial. That's their job. The Preservation Board gets the discretion to choose to or not to allow for variance from whatever regulation is applicable. If I were a Preservation Board member, I would likely be voting in favor of approval for this proposal.

It’s pretty rich to recommend withholding approval for this proposal based on alternations to the pavilion’s facade when the preservation board approved of Koman’s facade alteration plan 9 years ago. Maybe this is the proposal where the preservation board makes the right decision.

The saga with this one is about to get another chapter. I’ve been informed that neighbors caught wind of a yet to be announced development on this parcel and are already organizing to oppose it. Apparently it’s up to 15-stories. Not sure who the developer is yet, but it’s something to keep an eye on. Pretty solid potential height jump compared to the most recent proposals. It could bring us back in-line with what was proposed by Covington 12 years ago.

One user in my Facebook group says he heard this project involves demolishing the Grant Clinic and replacing it with a parking garage for the new building. Again that’s something to keep an eye on.

I assume the opposition is currently coming from the Central West End Design Committee, which would make some sense since they raised previous concerns here.

Most of the time there should be no reason to fight development here in STL unless (1) involves demo of historic architecture or (2) it’s anti-urban in design. I’ll wait to see the proposal but I’m probably a go go go on this

I have liked the proposals where the building was kept in tact and the proposal added around it. Guess we will see

I'm good with this, personally I think (while again I'd want to see a rendering) this would be an improvement to the site. While the Grant Clinic building is somewhat interesting architecturally I don't think it interacts well with the street, the interior isn't much to write home about and I dunno how you'd repurpose it to anything non-medical.

On the other hand I'm not sure this will happen because the I think the Clinic is on that list of significant examples of mid century modern in the City and the preservation board has shown themselves to be sticklers with other buildings on that list like the Engineers Club and Optimist building.
