It looks shorter from the renderings. Is there a reason why it was downsized?

Sames - and tbh, I'd like them to build both of em! 😂

Robert Moses !!
That has got to be worst sidewalk treatment Ive seen in a design rendering this year. Wonder what the form-based code has to say about that.

The sculptural concrete is kinda Brutalist Chic though.

Maybe these aren't renderings for this project but images of an example they are planning to borrow from.

Damn, this is a good looking building. Would love to see this in the Grove. Some nice quirk to counterbalance the relatively cookie cutter Chroma & Chroma II (which are great additions to neighb, just nothing too exciting design-wise)

These renderings show the latest design. I would hope they add some glass to the Eastern wall.

Yes, I agree. The rest of the building is extraordinary, but the eastern side looks like something straight out of the '80s

It remains the same height. The renderings show it from different angles than we are used too and the blank and curved eastern facade gives it the effect of being shorter. It's still 7 floors.

Which one?

Option 2

Or Option 3

This thing has been redesigned a lot. The new version, and it has been confirmed to me by a few people, is not Trivers. I wish that the new design would've stuck with the retail space and windows facing East, but is what it is. At least it will be somewhat iconic since it no longer looks like a parking garage.

The twisted shell on the corner reminds me of Le Corbusier. Honestly, the whole thing has a very Le Corbusier look to it, save for the glass, which leans more Gehry. It even appears to have "pilotis" of a sort to lift up part of the building, which was a signature Corbusier feature. (Pillars around the periphery making upper stories larger than those below by enclosed volume.) The sunshade is also quite reminiscent of Le Corbusier. The last design was good. This . . . this is stunning. Knock your socks off stuff.

Me, looking for that 7th floor in the new renderings. And a fellow planning nerd said he's reached out to Park Central about the Form Based Code issue with the solid wall. All hail the FBC.

Count up the right side, not the front left.

Yeah. Hard to tell if a 7th is sandwiched in there somewhere. It looks like perhaps the 2nd and third floors may create a large double height exterior area on the western portion of the building that is broken into two separate floors on the eastern portion.

I’m looking at the third rendering behind the “4101 Manchester Ave.” label. Maybe that area is broken out into 7 stories.

I was told that this meets the Form Based Code in size and and in usage. The blank wall isn’t an issue at this point in time.

Remember, there's a couple of parking levels squeezed in there. They can be pretty short.

People are split over the new design. On my posts, it's really 50/50. Some hate it, some like it. I have higher quality renderings attached to share here.

^High time we start making people uncomfortable in this city. Not my favorite architecture, but it is intriguing and brings an entirely new element to the Grove. The perfect place to shake things up. Fingers crossed the materials are done correctly.

I shouldn't say this, but I will, I don't think you can screw up concrete and glass. But then, there are examples of this sort of thing happening. I'm impressed by it and it sets a precedent for future projects in the Grove.

On an unrelated note: People are talking, behind the scenes, of another architecturally significant project in the city NOT related to Bilbao/Pulitzer, One Hundred or this. Where and what is it? I have no clue. At least St. Louis is starting to get some interesting designs again.

What a great entrance to the Grove. Think of all the out of town visitors taking pics of this building, with all the rest happening on Manchester behind it, and sending them to their friends back home. "Hey look, guys; check out how cool St. Louis is!"

^I'm working on it. Every day a little more. ;-) I have a habit of dragging out of town friends on architectural history tours.
