I suppose I can shut up and accept this one. At least they're being honest about it and not land banking and letting the building decay for twenty years. It's a decent enough design.

AHM's project at 4100 Manchester (formerly Attitudes) is beginning to move forward. The FPSE Development Review Committee is back up and running. This will be the first project they review. Park Central is recommending support for the owner’s request for community support. Anticipating this one goes through quite smoothly.

^ Super frustrating that the same tattered, ugly fencing is still sitting there at the gateway to a popping district four or five years after it was put up.

Noting that the smaller number of units and reduced parking requirement allows this to be done without incentives.  Once you have to go vertical with 1:1 (or greater) parking, the numbers go sideways.

Do you think AHM might be better positioned then some other developers when it comes to the financing side?  Don't have a clue but understanding is that AHM has some private equity behind it.

They also have their own in-house construction firm, which helps make these smaller-scale projects possible. Cuts down on some costs that arise from hiring an outside general contractor. Something like the 21st and Locust high-rise will have to be built by a 3rd-party.

Ha! I was playing around with my Chriss752 account one night and apparently deleted it. I was trying to remove myself from two other Tapatalk linked groups that I once participated in. Thought I could reactivate it by logging in and it said "that account no longer exists". Oh well. I'm back though.

The FPSE Development Review Committee is taking public comment on this project tomorrow, Tuesday 9/26. Would love to see everybody's support.

Overview:

The project includes a mixed-use approach to a highly visible corner in The Grove business district. With an investment of approximately $9.16 million (no incentives), the project is a newly constructed building at the former Attitudes building.
  • 23 market-rate units (19 1-bed and 4 2-bed), 1,200 square feet of first floor commercial, 10 parking spaces 
  • And residential community amenities such as roof-top deck, bike storage, fitness room, pet wash and for- resident office spaces.
  • The project is designed to incorporate classic St. Louis building materials in a modern application while providing street activation via corner commercial space and a series of art/mural panels intended to reflect the (LGBTQIA+) community voices of past, present and future
  • The project will be constructed without the benefit of tax incentives.

At the August meeting the committee wanted more community feedback (from the meeting minutes: "that there be another community discussion and gather more public feedback," "They would like Brian to come back in September for more community input, be ready to listen to community feedback, and provide a potential timeline for the project") so the more people offering an opinion this time, the better.

Don't know if it is dead or not, but the same group (AHM) is buying the Chroma complex across the street from Green Street: Post-Dispatch

An optimist would say they are doubling down on the location, buying up neighboring properties in anticipation of building their own. 

A pessimist would say they are spending their money acquiring existing properties rather than speculating on new builds in a chaotic economic climate.
