It was pointed out on Twitter that a couple aspects are different from renderings.
1) no display windows on west elevation.
-so long as they decorate it with an interesting mural, I won’t be too upset. But there needs to be something to draw the eye on that stretch of wall. Scenes from Forest Park maybe?
2) less balconies than previously shown (particularly on west elevation).
-I think the massing looks better without the balconies and I’m sure they got value engineered out. There are still some on the back side of the building oddly enough.

^The Twitterverse must be talking about some of the earlier renderings. None of them include plans for a mural (or anything else decorative) to replace the display windows initially envisioned for the DeBaliviere facade:

The retail space could have been bigger and less blank wall along DeBaliviere, if less parking were mandated.
^Maybe it's just the cloudy day, but that looks much darker than any of the renderings. And no hint of brown either, so if it's like any of them, it would be the middle rendering in wabash's post above.

It does look far darker than that rendering. Possibly a combo of that being the final structural design but with exterior design alterations since?

I really like the dark colored brick. It’ll suck when they get to the top and contrast it with some lighter colored siding, but c’est la vie.

I'm just glad it's not red. Our red-brick heritage is awesome, of course, but please, let's get some variety as we move into the 21st Century.
I was just referring to the brick color/shade, but yeah, I suspect the final product will be a mix and match of those renderings. Note also the three variations of the storefront in the renderings wabash posted. We probably won't know which storefront variant they chose until it actually goes up. I definitely prefer the dark brick podium, with the lighter-colored brick plus black awnings at the storefront, similar to the top rendering, but I'd bet they'll go with the solid charcoal podium.

where is the EV charging stations? Why dont these projects have an EV charging area?
Maybe they do and I didnt look close enough?
If these developers included one or more seems to me it would be a great selling point;

I was in town this weekend for the first time in about a year. I took MetroLink to Forest Park and was completely blown away with the transformation. A breakfast place with outdoor seating will absolutely kill at this intersection.
My partner and I agreed that this would be where we lived if we moved back.

When filled with residents and retail this will become one of the most dynamic intersections in the city. I am extremely excited to hear about the other projects in the pipeline for DeBaliviere.
Also when I lived on Clara I would have killed for a nice brunch spot, or a bar, or a nice coffee shop. We lived there right after Pig and Pickle closed and before Macks Bar opened in the space. Pura Vegan Cafe was nice to have but admittedly not our scene. 2Schae Cafe was very tasty but a little far to walk (at least for my girlfriend) from Clara and Delmar. I will say I was a regular at Ocean Grill though, that place slapped.
I hope the intersection can get a high profile 3rd wave coffee shop to open up. There is definitely enough local residents and foot traffic to support it (and probably even a Starbucks at the same time)
