Bankers Loft project gets $1.7 mln in state tax credits

The Bankers Lofts project in downtown St. Louis has been approved for nearly $1.7 million in state tax credits through the Brownfield redevelopment program.



The tax credits will help offset costs to clean up asbestos contamination at the former Bank of St. Louis building and the Curlee Building, both on Washington Avenue.



The buildings will be redeveloped into retail, restaurant and office space on the lower floors and lofts on the upper floors. The project is expected to create more than 200 new jobs.

Does anyone have any info on Pyramid's Bankers Loft Project? I really liked the Railway Lofts, but all are sold or reserved and I will be graduating in May from college, and really want to move downtown.

According to the Downtown St. Louis Partnership, the Bankers Lofts are half reserved (there are 69 units total). If you're interested in getting one, you might want to act quickly!

There are certainly more than 8 units left at Bankers Lofts -- sales are brisk but they just started. There must have been a miscommunication with whomever you spoke to. A website with floor plans is in the making. Keep checking back at www.bankerslofts.com

I just spoke to the head developer for the project at Pyramid and he says there are 12 units left and that the new website www.bankerslofts.com is going live later today. On it you should be able to see which units are still available. Or (if you are in St. Louis) you can stop by the sales center at 10th & Washington.

Why do you suppose they rolled out the site with only 8 units left to sell? They should be working on the web site for their next development!

From The Bankers Website:

"Washington Avenue was a prime corridor for the transport of raw materials and manufactured goods, with a rail line running down the middle of the street.

Like other buildings of the period, 901 Washington was built to service this rail corridor."



This is really not a big deal at all, but in the "about" section, the above implies that freight was moved along washington on rail lines. As far as I know, and have seen in photos, those rails were for transporting people only on streetcars.



Again, not to sound like a total geek, but I just don't think it's correct.

I believe they are referring to the underground rail tunnel that is currently being used by Metro. It was built to handle the rail traffic coming across the Eads Bridge into the heart of downtown.

I thought that's what they might have been referring to, until I went back and saw that it states:

"running down the middle of the street"

anyway, I've been inside the Bankers, and the building is incredible.

Hey guys, just throwin this one out there. I may be getting rid of my reservation at the Bankers Lofts. I know when they get them back generally they re-price them at an increased price after talking to the people there. If anyone is interested in, or knows anyone interested taking over my pre-construction reservation, PM or email me. I'm still trying to decide what I am going to do.

as of this past weekend, the bankers lofts only had about 5 units left.



however, this same past weekend, the Lucas lofts started taking reservations. they are slated for occupation in april 06, including a rooftop pool. the lucas loft are across the street form vanguards, between 11th and tucker on washington.

Does anyone know when a Display unit will be available at Bankers Lofts?



If most of these units sold out within 4 to 8 weeks, and if the prices for the remaining units are higher, wouldn't it be sensible to hold on to the unit and sell at a higher price when the unit was ready for occupancy?

Looks like display units will be ready sometime in August. They picked out 2 units to do for displays, 01 and 08 I believe.

Bankers is now 100% reserved and beginning the contracting process with all reservations. Additional Parking spots went on sale earlier this week and sold out with in 1 day at the prices of i believe 8K per. Just a headsup.

$8K is extremely cheap for purchasing a separate additional garage parking spot. I originally heard that spots were going to be $18,500.

Yeah, spots in my building went for around 10K and they are tandem. I recommend doing it, though, especially at that price. Even if you are completely single and have no plans of getting married anytime soon. That's what I thought too, now I am married and have to pay $100 a month to park across the street in a public garage.

If you own a car, you just have to look at the cost of that parking space as part of buying the loft. I am guessing it would transfer to the new owners in a sale, therefore would help with the resale value. 10k is a little cheaper than what it would cost to construct a detached 2-car garage.

In the original materials they noted that 1 spot was included and extras may be available for 18K. If you do the math, that's $50/month for 30 years. Since the spot is included that's one more thing that can add to the value of the unit as parking rates go up downtown.



Compared with say, City Museum which was $85/month for garaged parking, I'd say it's a much better deal.



As a side note, the contract on my unit was turned in today!

Spots in my building were $11,500 for a tandem (there were only 5 available) and they had just like 2 extra completely separate spots which went for $16,500. I opted for the tandem specifically for resale, plus our garage is tight to begin with, and the tandem spot provides a single owner with breathing room, a place for a motorcycle, extra storage or whatever. The parking spots are part of my property and do get transferred to the new owner upon resale.
