Benton Park's largest remaining development opportunities are on the nieghborhood's edges @ Jefferson and Gravois. 

Pestalozzi has some vacant land available. (double-lot for sale).

These 3 green spaces have new homes in the works. 
  • 3 homes on Missouri Ave
  • 1 home + ADU at the corner of McNair and Pestalozzi
  • 2 new homes at 3011 and 3015 McNair
In recent memory, (Past 6-8 years)
  • 6 new homes on Indiana & Pestalozzi (UiC development + detached others)
  • 5 attached townhomes at Pestalozzi and Indiana (contemporary jagged setbacks)
  • 4 attached townhomes at Pestalozzi and Salena (historic replica infill)
  • 1 new home on Wisconsin (historic front, designer interior)
  • 1 recently complete on Lynch 
  • 2 under construction on Lynch (2-unit single building at the corner). 
  • ......more homes on Indiana north of Lynch in the neighborhood
  • ......more homes on Lemp by Venice Cafe and Frazers and also south of Arsenal by Saturn Lounge
The semi- vacant breweries, in addition to land abutting Gravois seem to be the biggest issues for BP moving ahead. I also think some of the small CMU-constructed car shops, and the vacant 7-11 on Jefferson Ave would be perfect for wine bars or cafe spaces with outdoor patios.

Anyone have any info on a sale of 1818 Sidney St (old Truemans Sports Bar with a volleyball court)? Was interested in the property.

2904 Wisconsin is a self-build. Owner fam lived in the alley house on the same property for a while before starting this build.
