I see what they mean about the chimneys, but man, I like that a lot.

Is that the right address? It looks like there's already a 1917 Pestalozzi.

Random question, but I noticed this in the preservation agenda the other day...what's a Baltimore chimney?

Also, thanks Q for posting all those individual updates from the agenda.

Baltimore's twist on a Chicago sunroof except substitute the sunroof with a chimney 🤷‍♂️

Instead of two chimneys ascending individually above either side of the roof's peak/ridge, Baltimore chimneys are conjoined in the middle by an extension of the parapet.

1917 Pestalozzi is the 19th century home next to Venice Cafe that's covered in ivy... it was picked up by the same developer and is getting a rehab; the townhomes are going on adjacent vacant parcels.  I believe it's the same folks who are doing the townhomes now well underway with construction at the corner of Lynch & McNair across from the old Ernesto's but soon to be Arzola's.

Yep. Here's the official definition from the Cultural Resources Office:

Baltimore chimney

a pair of chimneys at the end of a building which are joined together by a parapet wall; an element characteristic of Federal style buildings.
Something like these on the Eugene Field House:

Those would be pretty narrow lots. Attached townhomes maybe?

^The brick details on the front look especially nice. How do the side elevations stack up?

Google doesn't even list 2865. Are they building three homes on two current lots? If so, I love the added density.

Looks like they split the lot at the corner into two lots.

PostFeb 11, 2023#23

And one of them is 2853, not 2863

$125k building permits issued for new homes at 3315 and 3317 Lemp.

The discussion of these at the Preservation Board was a bit contentious.
