US Bank Plaza to undergo an $8.7 million renovation to improve the building's amenities, goal of boosting occupancy.

The renovation will include refreshed common areas, outdoor patios on the 2nd floor, in-building food options, a concierge desk, new coworking space, new restrooms, and a new fitness center.

Over 257,000 sf of space is available in the building, or nearly 40%.

They hope to replicate what 500 N Broadway and Peabody Plaza have done by attracting new tenants by improving the building's amenities, which both of those buildings have done.

The article also says that they have plans to renovate the 3rd floor into a new amenity floor as well, but want to attract 50k sf of new tenants before following through with it. They say that it could even be part of a new lease agreement with a large tenant.

Finally, the article says that there's future plans to redevelop the former US Bank branch at 721 Locust into either entertainment or a boutique hotel, ideally a redevelopment would interact well with the tower for "cross-amenitization".

They said they they will lease back only space that they use.
AT&T also sold its downtown garage at 1126 Pine St and an office building at 3810 Washington Ave in the Grand Center neighborhood.

There was no sale price shared for the garage, but the office building was sold for $4.2 million.

A friends father-in-law worked for Bell (AT&T) for 40 years and told me that in the late 50's they lost an exchange building because the building next door caught on fire. So to eliminate the risk Bell started buying the buildings around them and tearing down the structures to create "buffer" - you can see this in the old switching stations in the Loop and South Grand - It is one of those blunt hammer solutions to a problem. As time goes on and the technology changes I wonder if more of these would hit the market.

I think Bethalto got it something like a decade ago but it only works something like half the time.

I’m sure tech is better now but I’m not sure how much better and if it’s worth it.

There is no Imo's on Market St, i assume you mean "ballpark pizza" which was an Imo's licensed to Hilton at the Ballpark but then they didnt renew and just named it Ballpark Pizza and still serve Imo's.   its probably the 7th street improvements stage area.  it is almsot done and new pavement will be poured May 12th.

Infrastructure, beautification and filling in the gaps. Downtown has all the components for a great midsized downtown. No reason we would should be getting outshined by Nashville, Charlotte, and Austin.

Nashville and Austin are state capitals. They have the power and connections to get what they want. Charlotte has the power and connections to get what it wants. All three are unified metro areas.

St. Louis is fighting itself internally plus the rest of the state of Missouri.

Meanwhile: People are still homeless, people are still impoverished, people are still being victimized by criminals.

But now, people who mostly don't even live in the city can park their cars with marginally more ease.

Priorities!
