US Bank Plaza to undergo an $8.7 million renovation to improve the building's amenities, goal of boosting occupancy.
The renovation will include refreshed common areas, outdoor patios on the 2nd floor, in-building food options, a concierge desk, new coworking space, new restrooms, and a new fitness center.
Over 257,000 sf of space is available in the building, or nearly 40%.
They hope to replicate what 500 N Broadway and Peabody Plaza have done by attracting new tenants by improving the building's amenities, which both of those buildings have done.
The article also says that they have plans to renovate the 3rd floor into a new amenity floor as well, but want to attract 50k sf of new tenants before following through with it. They say that it could even be part of a new lease agreement with a large tenant.
Finally, the article says that there's future plans to redevelop the former US Bank branch at 721 Locust into either entertainment or a boutique hotel, ideally a redevelopment would interact well with the tower for "cross-amenitization".
