Excellent article. Thank you for sharing it. Love all of the fact/statistical based analysis (good and bad). Local news and the STL BJ could take a lesson or 2 from this.framer wrote: ↑Apr 02, 2025"Reversing an ‘urban doom loop’ in St. Louis through office-to-residential conversion", from Brookings.

Yep, wish I would have seen article sooner when SRQ2STL posted. Two thoughts
Love the percentage comparison of office and residential space for some respective cities and wish they would have had more cities in the comparison. Really interested where more relative peer cities standl. I think 50/50 spilt is the ideal situation for metro area like St Louis. Thoughts? Just see too many changes from Corporate consolidation from days gone past to WFH to AI/white collar downsizing pretty much reducing need for commercial space. The need for Class B & C is no longer an avenue for downtowns to pursue of any meaning.
I think analysis is spot on with Railway Exchange and 909 Chestnut getting redeveloped as residential will be huge for downtown and can't happen fast enough. But would be nice to see some BPV and or Cordish add some Class A space somehow soon as it will keep downtown somewhat competitive within the region.
Finally, have to give a shout out for Butler and Jeff Arm building and the developers pushing those projects through. Thanks for those posts Mike

BTW, that photo would be a great starting point for someone to insert a mockup of the AHM tower.

CBRE released their Q1 2025 office figures for St. Louis, looks like the MSA did pretty well, first genuinely good quarter in a while.
Downtown's vacancy rate dropped from 27.1% to 25.3%.

You are quick, I just posted this a couple of hours ago. Lot's of good news this quarter. My outlook remains positive but "cautious". Quite a few large users occupying over the next 12 months which should help with absorption.Auggie wrote: ↑Apr 04, 2025https://www.cbre.com/insights/figures/s ... es-q1-2025

I went downtown on a weekday for lunch last week and the lack of activity was very sad. However the place I went to was doing a booming business with takeout and door dash type services, which obviously were little used until recent years. That could account for at least some of the empty sidewalks.

Where exactly is the pizza place going? Isn’t 1017 Chouteau Purina’s campus?dbInSouthCity wrote:57 new restaurants on the way in the region, including 10 in Downtown

Got it. I’m excited to try that concept. I think that address is wrong in the article then and it’s in Downtown West.dbInSouthCity wrote:That’s former PW pizza and it will be a new restaurant concept from yellowbelly and retreatDebaliviere91 wrote: ↑Apr 11, 2025Where exactly is the pizza place going? The SW quadrant of downtown west has seen nicely cleaned up for the frozen 4. Fresh mulch everywhere, signage, trees removed and replaced, drug camp removed. And everything is blossoming. Really shows off well. I’ve seen a lot of college hockey fans walking around from even teams that didn’t like it Minnesota, North Dakota, Wisconsin

+2

Nice to see St. Louis isn't the only city where people perceive going downtown = automatically being a victim of crime then people post sarcastically.
Heard the highest praise for STL than I have in a long time.
Couple from Philadelphia at the Cards game, said they loved how Busch "is part" of the city because there's "bars on every corner," unlike how Citizens Bank Park is, being disconnected from the city. They thought BPV was way better than Xfinity Live.
And the best part- they said St. Louis is "the cleanest city we've ever been to" and were impressed with how few homeless people they had seen.
This was easily the best review of St. Louis I've ever heard in person from someone visiting Busch in my 4 years working there.
Also, the sheer amount of out-of-towners who are around this weekend is crazy. 25-30% of the Cards attendance tonight was people who are here for stuff like the Frozen Four or apparently a baseball tournament that's happening in the area.
All super good for downtown and the city/region as a whole.

My boss a Philly guy and always have a chance to go to some good games when we were around his neighborhood. But Phiilly fans above are absolutely right, Philly went with the lets place are sports team out in nowhere with huge parking lots around them and it sucks outside the parks. Think they have added some places nearby but not the same. Another version of KC.Auggie wrote: ↑Apr 12, 2025Heard the highest praise for STL than I have in a long time.

Why St. Louis has the opportunity to take it up another notch between Cordish plan nearby and some well place infill along Clark whether its the muni backlot or taking down the ramp near 14th street and or coming with a real plan and develop next to train/bus station and finally LHM developing it surface parking lots along soccer practice pitches. Sell Clark as the great American sports avenue as it is.
Philly still way better than KC because they have a direct metro connection to Downtown.dredger wrote: ↑Apr 12, 2025My boss a Philly guy and always have a chance to go to some good games when we were around his neighborhood. Philly is the third most impressive urban area in the country. I’d kill for StL to be like Phill even if that mean moving our stadiums to Madison IL

Cardinals
Battlehawks
City SC
Hung over Western Michigan hockey fans

Maggie’s Os and Pitch Tavern where packed all day yesterday and today
I went to 3 of 3 games today
