Some areas are still seeing a lot of new construction while others are slowing down. Data is straight from the County. I’ll probably post a quarterly update.
Really interesting. St. Charles City is really falling behind on the multi-family front. Quarterly update. SF still trending a bit lower than last year, but there are a few projects just getting started that should push the numbers up. MF still way down from last year. Not too many projects in the pipeline, but there’s a chance the numbers could catch up.
Quarterly update. Lake St. Louis should continue to see increased numbers with a couple larger projects getting underway. I think the next phase of Cottleville Trails is also nearing construction, if not started already. St. Peters will be seeing around 550 more multifamily units, likely next year, with recently approved and soon to be approved projects.
End of year update. If I was a betting man, I’d wager numbers will continue to trend downwards this year, though I do expect multi-family to recover a bit.

I’ll have to check but I think STL city added probably about the same amount since 2020 in MF
I wonder why the numbers from the home builders association differs from the above (they don’t have 2025 out yet )

The data I get is number of permits issued. The wording is slightly ambiguous, and I have long suspected some report the numbers when building permits are issued, and others when occupancy is issued. We report when building permits are issued. In cases where it is reported when the building permit is issued, (I think most do it this way) units may be built that year, or if it’s closer to the end of the year, they may not be built until the next year. It looks like your data may be units physically built within the year. If that’s the case, it would make sense there’s some discrepancies. I also know that there are times when townhomes accidentally get counted as MF, particularly if they are in an odd arrangement. It’s rare, but my best guess would be 5-10 units per year are misreported Countywide. I think the figures I get are the ones reported to the Feds.

Brutal numbers for the county and city last couple years. You can tell St. Charles is not only attracting families as it has in the past but attracting single, younger people at a better pace than the city and county as well. I am assuming this is mostly due to cost, but would be interesting to understand more why
