Any idea if those windows on the ground floor are for retail/restaurants? Or is that just the apartment lobby? If it's the latter then that's a big disappointment to me, no matter how handsome the building may be.

My assumption is either lobby space or walk up apartments.J S wrote: ↑Jan 26, 2025Any idea if those windows on the ground floor are for retail/restaurants? Or is that just the apartment lobby? If it's the latter then that's a big disappointment to me, no matter how handsome the building may be.
I am just happy to see content on here that doesn't involve politics or snow - The design is scaled appropriate for the site, there are better sites for skyscrapers

Read somewhere that the neighborhood doesn't want more retail in the W. Pine and Laclede spurs off Euclid

They are accomplishing their goal. Basically a handful of retail businesses now mixed in the CWE streets outside of euclid. There is at least the suburban abominations of Lindell Marketplace where you can get your drive thru needs and that strip mall in FPP.GoHarvOrGoHome wrote: ↑Jan 27, 2025Read somewhere that the neighborhood doesn't want more retail in the W. In a sense I agree, I wish the retails spots north of Lindell would get busier. Maryland and Euclid seems a bit run down now.GoHarvOrGoHome wrote: ↑Jan 27, 2025Read somewhere that the neighborhood doesn't want more retail in the W. Pine and Laclede spurs off Euclid

That is all the chess club, which takes up huge space, hasn't built out and offers minimal foot traffic.
^ What's the story there? I feel like those windows have been covered for 5 years. Is that just how it is now, or is it taking an insane amount of time to be done with whatever renovations? Not that it would change foot traffic necessarily, but it would at least look more pleasant.

No idea. They pulled a big permit but I never see anyone working on it. The building at McPherson and Euclid got rebuilt, and Dressels got a full reno in the same time frame.
Whatever the billionaire is doing is not helpful. Maybe he thinks he can ruin the foot traffic, kill the other businesses and buy it all.

My bright idea was for the Chess Club had anchored the Bridge. Instead we have a vacant lot at Euclid and Delmar and diversity-destruction at Euclid and Maryland.
The construction lights are on at Maryland and Euclid, but I still see glimpses of exposed joists. Seems like very little progress has been made in the past three years.
He would simply make an offer the owners could not turn down if he wanted to "buy it all".TheWayoftheArch_V2.0 wrote: ↑Jan 28, 2025No idea. Idk, the chess club seems like some sort of tax dodge or money laundering operation for Sinquefeld.

That is not how billionaires become billionaires.STLAPTS wrote: ↑Jan 28, 2025He would simply make an offer the owners could not turn down if he wanted to "buy it all".TheWayoftheArch_V2.0 wrote: ↑Jan 28, 2025No idea. Looks like the proposal has been withdrawn, per Alderman Browning's Instagram:
Hopefully there are other interested parties who can make something work here.

City can’t try to work with them here?

Seems like this project doesn’t even have basic drawings and they want a demo permit and the city is saying no. I don’t see an issue with that
If they have renderings that advanced, then yes, they have floor plans. Especially considering the level of context shown in the perspectives.
I'm sorry to see this development go but I don't love Michael's recent pattern of just repeating whatever a developer blames for a project not working out. What on earth could the city have wanted them to do that cost $1 million? I want specifics.
Likely a permit ready CD set of plans. That would cost at least 1M for a project that large. Those plans would be worthless if demo was not approved. Developer needs some sort of certainty before committing 1M to the project. If a developer doesn't have that level of certainty, the site will sit empty for a long time. Not that I agree with the demo request for AHM's project on Morgan Ford, it does highlight the risk if not approved.PeterXCV wrote: ↑Feb 26, 2025I'm sorry to see this development go but I don't love Michael's recent pattern of just repeating whatever a developer blames for a project not working out. Demo permit issuance can be contingent on the issuance of building permit, i don't see an issue there. Nobody is saying submit plans and then we will decide if you get a demo permit. I think what CRO is saying is we will approve the demo contingent on you having a building permit issued.STLAPTS wrote: ↑Feb 26, 2025Likely a permit ready CD set of plans. As with the WF Advisors hotels, Keeley or another developer will be back. And it won’t be very long.
