Maybe this is a showpiece that Browning can use to get things changed so BJC can easily tear down the Railroad Hospital.

The commentary on it taking 200 days versus other cities taking only 7 also rings a little hollow after rewatching it.  I don't think one week is long enough, regardless of the project, for anyone to adequately review a construction permit.

Nowhere that has building permits and codes would issue you a building permit without submitting plans. Those plans cost money to draw. So even if this 7 days review were possible, you'd still need to spend significant money before getting your building permit approve.

I would love some default approved plans for 1-6 families to help lower costs and headaches for developers. Also zoning reforms to diminish some NIMBY attack strategies, like getting rid of parking mandates.

Agree, just speaks to the culture of extremes we dig ourselves into.   We got a problem with 200 days which is the case but someone goes out of the way by stating the unreasonable, unrealistically states 7 days when professionals from developers to architects to engineers to planners could and should agree to what is review time for given structures

Hassenflu hasn't completed, let alone started, any of his new construction projects he has presented in St. Louis, Kansas City or Omaha. I doubt this one will get done, but hope to be wrong. Remember, he also proposed the development "41Lindell" and the replacement to Mike Shannon's downtown. While not necessarily a bad thing, he could be one of those "developers" who gets plans entitled then turns around and tries to sell the plans as "build ready". It does end up resulting in a significantly drawn out development process or the complete cancellation of the plan altogether.

Yea I wish if we were gonna build 5 over 1s, the brick is red and there’s some cornice or brick detail somewhere in the building. I know some people want to see different stuff but St. Louis needs identity, and I think we should just embrace red brick as our heritage and make our city recognizable at a street level everywhere. These other materials could be anywhere in the country

Nevertheless, densifying the CWE is healthy for our city and love to see it

I kinda like the contrast with the black brick next door and the red brick across the street. That rendering/materials look a lot better than the initial sketches (of the updated version)
