Arch to ParkEquity Fund LLC, aka Greater STL Inc., is purchasing the Wainwright Building.

"Arch to Park Equity Fund LLC, the patient capital real estate fund of civic business organization Greater St. Louis Inc., is in line to purchase the Wainwright State Office Building in downtown St. Louis.
Greater St. Louis said Tuesday the state of Missouri has accepted an offer it made for the Wainwright building, at 111 N. Seventh St. Arch to Park was the winning bidder in an auction for the building, with a high bid of $8.25 million and total sale price of $8.4 million. Greater St. Louis said Tuesday diligence and negotiation efforts are underway to finalize the purchase of the state-owned building.

Greater St. Louis on Tuesday did not disclose specific plans for the Wainwright building, but said it will lead efforts to redevelop the site. Greater St. Louis coordinates the efforts of Arch to Park."

I think this will eventually be acknowledged as a significant inflection point for St. Louis!

GSL has stepped in and secured the asset and now can ensure it’s developed and leveraged to move Downtown along and quickly. This building has character and legitimate history. I can’t imagine a better owner than the organization who wants to see STL succeed.

I am very pleased with GSL, Inc. and the progress they're driving in St. Louis.

They're said to have a pretty massive funding arm and I don't think we've really seen them truly throw their weight around yet.

Arch to Park Equity Fund has invested in Butler Brothers renovation, the AHM downtown west projects, Wainright and my guess is they’ll be in on Railway and Millennium hotel site.

Remember there's a height limit where Mellinium is, pretty sure buildings like Gentry's, Mansion House, and Four Seasons are pretty much at the max. So it can't be that much taller than the building that's there right now.

I expect no more than the standard 5 over 2.  It'd be a damned shame to lose one of our skyline's iconic towers.

It would be a shame. Our skyline has been passed up by peer cities because StL did not build high for whatever reason in the skyscraper boom of the 1920s. Then, we’ve obviously had a dry spell, missing out on the boom of glass towers for the past 30 years.

I think with the views of the arch and stadium from that site, though, the developers would be incentivized to capture the premium of higher floors and will at least go 20 stories on the Millenium site.

Arch to Park Equity Fund Releases RFP for Redevelopment of Historic Wainwright Building in Downtown St. Louis
ST. LOUIS – Arch to Park Equity Fund LLC announced today that it seeks proposals for the redevelopment of the historic Wainwright Building in Downtown St. Louis. The organization has a contract on the building and will close on its purchase from the State of Missouri later this summer.
 
“The Wainwright Building is one of the most iconic and important buildings not just in Downtown St. Louis, but also the world,” said Dustin Allison, Interim CEO of Greater St. Louis, Inc, which coordinates Arch to Park Equity Fund. “We are looking for the best ideas from around the world to redevelop the Wainwright Building into an anchor and destination in the heart of Downtown St. Louis.”
 
The redevelopment of the Wainwright Building will add to the momentum building in Downtown St. Louis, which includes the new streetscape and traffic calming work on 7th Street, which will run past the Wainwright Building and connects Ballpark Village with the America’s Center on Washington Avenue. Downtown’s momentum includes:
  • Millennium Hotel redevelopment. The Gateway Arch Park Foundation recently released renderings of the new riverfront development on the site of the Millennium Hotel.
  • Brickline Greenway. Construction on the Brickline on the south side of Energizer Park is complete, and planning work is underway to develop the Greenway east from there to the Arch.
  • Old Courthouse. The renovation of the Old Courthouse is complete and has reopened in Gateway Arch National Park.
  • Activations. The Greater St. Louis Marathon and the Girls on the Run 5k recently brought tens of thousands of people to Downtown; the Friday, May 16, street festival City Social will bring thousands to Washington Avenue; and ongoing activations like Downtown Summer Nights, Lunchtime Live, Tours & Pours, and more are bringing food, fun, and visitors to Downtown spaces.
  • Strengthened public safety. The rate of crime Downtown continues to decline, and new measures like the Downtown Public Safety Ambassadors are strengthening public safety in the neighborhood.
  • New developments. From the Victor and AHM’s “The 314” development near Energizer Park to redevelopments of U.S. Bank Plaza and residential properties along Washington Avenue, Downtown is seeing additional growth in development.
 
Arch to Park Equity Fund worked with PGAV Planners to develop the RFP and will work with the City of St. Louis to ensure alignment on the redevelopment plan.
 
The Request for Proposal and Data Room to redevelop the Wainwright Building are available here. The deadline for submission is 3:00 p.m. Central Time, July 4, 2025.

Probably not the sexiest idea but move City Hall ops to Wainwright Building and offer up current City Hall as a four block mega redevelopment.

The building is in better shape and could be updated for a reasonable price. I’d support the City using $20M of Rams money to purchase and modernize the interior.

Brings the city jobs closer to the other office cores for sharing amenities. Shore up public parking. Strengthens activity for R/X. City Hall and Courts building redevelopment opportunity would be international.

"The Wainwright Building, designed by Louis Sullivan, was built in 1891 with an addition built a century later. The 10-story, terra-cotta building predates many of Sullivan’s most well-known buildings like the Bayard-Condict Building in New York and the Sullivan Center in Chicago. It is considered by many to be one of the country’s first office towers. Frank Lloyd Wright called it “the very first human expression of a tall steel office-building as Architecture.”

With the RFP window closed, I hope the winning submission involves demolishing the modern additions to the building for a more tasteful component. Wainwright takes center stage, but the rest of the block is vastly improved. None of them probably will (I expect an overhaul of the newer additions).
