^ It was designed to mitigate storm water surges along Deer Creek. Hence the reason much of it is wetlands, lawns, retention basins, etc. It’s built so it can flood regularly.

One of the better storm water management moves any suburb in this town has ever made. Instead of doubling down on the industrial development that was located here before they bought them out and cleared the land. A family friend of mine owns a business in Breckinridge Industrial and said he noticed an immediate difference during heavy rains last year, before it was even done. We’ll have to see how well it holds up in the next big flash flood.

I say well done Brentwood. A nice model for other cities to follow, especially those in the RDP/Deer Creek Watershed.

Brentwood's $436M Manchester Road redevelopment approved for $88M in incentives, possible eminent domain
Officials in the city of Brentwood agreed this week to a $436 million redevelopment of the busy Manchester Road commercial corridor, assisted with an estimated 88.4 million in tax incentives and possible eminent domain.
The Brentwood Bound redevelopment consists of 77 acres along both sides of Manchester Road between Hanley Road and Mary Avenue, and the Brentwood Board of Aldermen voted Monday night to grant redevelopment rights to St. Louis-based Green Street Real Estate Ventures, which will focus on developing about 40 of those acres, in plans that call for demolishing existing buildings to make way for construction of 23 proposed new buildings, including a hotel, apartment complexes, office buildings and retail.

The massive project, spurred by the city's effort to mitigate flooding in that area from Deer Creek, also consists of publicly funded components such as new parks and trail connections to the Great Rivers Greenway system, along with improvements to Manchester Road. The trail system will be called the Deer Creek Greenway Connector. Construction on those projects began in 2019 and is scheduled to wrap in 2024, the city said in a news release.

The comprehensive site plan Green Street presented in a public hearing July 5 shows that the project is planned as 184,331 square feet of retail space, 120,000 square feet of office space, 660 apartments, 130 hotel rooms and 30 condominiums. The project will also have 1,211 parking spaces in a garage, and 1,105 parking spaces in lots.

Green Street had called for incentives to be decided this year, the project to be designed in the first quarter of 2024 and financed by the second quarter of 2024, according to the approved redevelopment agreement. Construction could begin in the third quarter of 2024 and finish in the fourth quarter of 2026. The redevelopment agreement sets a deadline of April 1, 2025, for construction to kick off on the first phase. That is also the deadline for the developer to show proof of financing for the first phase to the city.

I'm sorry, but this lawsuit is so weak. It has gotten way too much uncritical coverage. "Businesses" sue- exactly one property owner (the fly fishing business owns its own building). The others are tenants. What exactly are they losing? They don't have a right to stay in their leases forever. There's no allegation that the leases are being breached. Their landlords are not suing, so one can assume that they have sold or are willing to sell. Lease is up and not being renewed? I'm sorry, it's time to go. If you want security in your location, sign a longer lease or buy the property.
I'm not saying the blight designation is legally, morally, or ethically correct. I do think that a big property/small business rights nonprofit would be able to drum up a few more willing property owners to fight it.
If it's just one building, and they really do stand their ground on principle (ahem- a cynical person could say this lawsuit is just a hardball negotiation tactic), then build around them. It's been done; check out the back of the Menards in Maplewood.

City officials in Webster Groves this month filed a formal request for public records with the city of Brentwood for documents related to the “Brentwood Bound” project.

The request came after less formal requests were unsuccessful. 

Brentwood Bound is a comprehensive effort to overcome flooding and public safety challenges presented by Deer Creek and to improve the Manchester Road corridor between Brentwood Boulevard and Hanley Road in the city of Brentwood. 

The project has included property acquisitions, some of which involve Webster Groves commercially-owned properties that officials in Webster Groves said they were not informed about. 

A letter submitted to Brentwood on Dec. 4 — with signatures from Webster’s city manager, mayor and all six council members — states that the city has fully cooperated with Brentwood on the project, including voluntarily agreeing to certain boundary adjustments that were beneficial to Brentwood. That cooperation, Webster said, has not been reciprocated.

“Webster Groves was notified by several commercial property owners that their property in Webster Groves was being taken through eminent domain by Brentwood. No advance notice or explanation was provided to Webster Groves regarding this extraordinary act,” the city of Webster Groves states in its Sunshine Law request to the city of Brentwood.

Are these properties on the border, so that maybe part of the property is in Kirkwood and part in Brentwood? (Possibly after the "boundary adjustments" that benefitted Brentwood.) Doesn't do me much good if my living room and bedroom are in Kirkwood if Brentwood condemned my kitchen and bathroom and tore them both down.

I do wonder which one would retain its name if it were to ever happen. 

My vote, I suppose, would be for Maplewood.
