Anybody know if the demolitions on Kraft were approved or denied?
Jan 23 meeting
Ugh I think that's dumb. I know that the Prez board is following the rules of the Soulard historic district but many old brick buildings were painted 100 years go.
Prelim agenda. Nothing too exciting. The Two fams on Westminster in Skinker DeBaliviere and two new homes in Benton Park.

Interesting item on the planning commission agenda tomorrow, regarding “Enabling Preservation Board Review of Public Structures and Monuments”
This could be closing a gap but there is part of me that wonders what this is preparing for?

Prelim agenda. A few new homes. A transmission tower to replace the one on DeBaliviere. I wish it would go somewhere else so there could be more city on DeBaliviere.

Final agenda. They want to build the new transmission tower closer to DeBaliviere. Yuck.

^Love the new houses. (Pleasantly surprised they're recommending approval for the small one.) Fight the tower! (Sing it!) Entirely agreeing with the denial there. That's the wrong place for one, and the fact that the existing one was built in the first place strikes me as a fluke. I think the best plan would be to put one on the roof of a large scale addition to a nearby neighborhood. (Say as a spire on the roof of a daring highrise replacing one of the remaining surface lots on Kingshigway near the park.) I kind of like the mural, and I'd like to know more of the story there. Sorry to see that recommended for denial, but I understand the code is difficult there. Kind of like the birds in the Central West End. Might be a way to get that one through anyway? Will do a little more looking and see if I can send in a supportive comment.
The Preservation Board approved the new tower. I'm frustrated that city boards aren't respecting the vision expressed in the SD neighborhood plan, the TOD plan, the Delmar redevelopment ordinance in the case of the drive thru Imo's (though the SDCC supported it, so I guess I can't get on the case of the Board of Adjustment for going along.), and the form-based code that's in the works.
The transmission tower is on the Apr 19 Board of Adjustment agenda.

The agenda for today's meeting. They're in person, but broadcasting the meeting on Youtube. It's much worse than the Zoom meeting to hear and follow. And no remote comments. You have to write in ahead of time or appear in person.

On the Soulard flounder, which was approved, Commissioner Killeen put some design mandates in his resolution. When I had some suggestions for 6000 Washington, he said the board couldn't do that. Anyone know the difference? They were both preliminary approvals. Different ordinances? I guess I should ask Killeen.

Different local district ordinances with different sets of standards. There's a bit of variety in our local historic district standards, reflecting the fact that they always originate from neighborhoods and not from preservation authorities.quincunx wrote: ↑May 22, 2023On the Soulard flounder, which was approved, Commissioner Killeen put some design mandates in his resolution. Go Fox Park! Two new "modular" homes on Geyer, the northernmost street before I-44. This will be a big improvement on a street that has seen some massive arson losses and little investment/upkeep. Still lots of vacancies, but this is a big step in the right direction.
Rough agenda for January, several demolitions are proposed: https://www.stlouis-mo.gov/government/d ... 9-2024.pdf

^Definitely some odd ones. I'm glad to see De Gregorios healthy and expanding, but little shotgun houses are an important part of what makes The Hill The Hill. And people are trying to tear down more and more of them. The 2928 Minnesota house is curious. The same group of people seems to own 2926, which is a vacant lot, and 2924 as well. (They jointly own 2924. One of them owns 2926. The other owns 2928.) Not sure why they can't just build on the vacant lot. The property on Washington is especially curious, since it's surrounded by parking. Each of these is . . . curious. The Di Gregorios parcel is probably the one where I'd be most sympathetic with the business case, and the Minnesota parcel the least, but I'm honestly not clear on any of them. Curious to hear more about them.
Love Digregorios, but yeah.. these are the fabric of Marconi. I'd hate to see them go. These homes similar to those all along Edwards are classic and kind of my dream to be on the strip for the giro della montagna.
As is typical the final agenda becomes available only very shortly before the meeting: https://www.stlouis-mo.gov/government/d ... 9-2024.pdf
Anyway, I'm disappointed the CRO chose to give preliminary approval to the demolitions on Marconi and Minnesota Ave. I'm especially surprised by the Minnesota Ave approval because the replacement house looks similar to the house they want to tear down, why not just leave it there in that case??
I submitted a comment to andersonb@stlouis-mo.gov expressing my opposition to the Marconi ave proposal.
