It sounds like we might get an announcement by the end of the year. 

I wouldn't mind if all three remaining parcels became tall residential towers.

I agree, 2 residential towers and maybe 1 hotel tower would be successful in my opinion. I think that's the strategy they should have went for all along. I would also like to see some taller buildings than 1CW. A couple of 400 or 500 footers would change our skyline.

I think we're going to see them stick with towers between 250' and 350', but would love to see them go taller. 

With 1CW at 95%, I don't think there'd be that much risk in adding ten floors to the next tower, but the Cardinals, Cordish, and their lenders may disagree.

The southwest corner of Broadway and Walnut it the best chance to impact the classic Arch/Skyline shot. That's where I'm really hoping for something tall.

If all three of the remaining BPV lots are developed with a substantial amount of parking, then I would hope that the owners of either of the giant garages or any of the nearby surface lots are forced to look for additional sources of revenue or sell outright.

The parking podiums could form a base of 6-8 stories which would allow the lower residential/hotel floors to have a decent view into the park.

I know, pipe dream...

One Cardinal Way is 285 of 297 leased but Ballpark Heights next door is still struggling at 50 of 78, 65% and they were expecting 85-95 by this point

No views inside the stadium or the arch (I believe) in an otherwise lackluster part of DT.

Not to mention the prices. $1300 for 500 square feet in downtown St. Louis? Gtfoh. You can damn near double the bang for your buck at the Laurel which is actually near things to do.

I wonder if they are waiting on take up of the office space in the AT&T building renovation to assess the appetite for this? Residential with ground floor leaseable space clearly the front runner to begin phase 3.

I doubt it - if anything, they'd probably want to beat 909 Chestnut to the punch and lock in whatever tenants themselves.  If there's not enough demand to build right now, waiting for someone else to take some of whatever demand there is doesn't help get Phase 3 off the ground.
