It is incredible that projects in the City can be conceived, constructed and leased in a fraction of the time it has taken for development to occur on probably the most valuable site in the entire region.
Was the owner of the Blockbuster/Rally House wanting too much for the land? Just look at how the Hanley/Clayton Schnucks sat empty for forever and Layton's sits mothballed.

Saw they finally replaced the sign on the side of the parking garage. I think it said something like phase 2 is finally coming. Opening September 2024. I can’t remember the month off hand.

Anyone have any scuttlebutt on this? Rally House opened a new Brentwood store 0.7 miles away at the Promenade recently. I’m guessing it’s an eventual replacement for the one on the site of Phase II which is the last remaining tenant that needs to be relocated.

I haven't heard anything, but they intend to open in Q4 2024 so if they want to meet that target date, they will have to start before the end of Q1 2023 or at the very beginning of Q2.

I got a bit of an answer regarding the Rally House today…I had to exchange a coat that was the wrong size and the cashier said they were closing in 2-3 months and moving into space in the Galleria. Apparently they’re keeping two locations in that area.

Guess we’ll see if that timeline holds true.

The Creve Coeur location is taking over the current Creve Coeur Racquet Club on Conway Rd and will be mostly for tennis and pickleball.

The new Richmond Heights location will include Life Time Apartments above the gym.

It’s certainly a choice for them to do away with the hotel, office space, and a lot of retail space. The overall project scope has decreased, but this might be what it takes to get done. As far as the 800 space parking garage goes, that’s a wild one to me. Lifetime will never be that busy to use all those spaces and the apartment component only includes a maximum of 279 units. The one other retail space (6000sf) also won’t generate the traffic for the. So parking is way overbuilt. They’d be better off increase residential space than building that much parking.

The existing parking lot is typically heavily used. The 800 spaces is not just for the new development.

Membership at existing Lifetimes is maxed out here in STL. But adding 2 new locations, Creve Coeur and Richmond Heights, seems aggressive to me….

Obviously nice to see the residential, but yeah between these changed planned and the car wash, can't help but be a little disappointed between the original vision and what came to be in this area.  I was also hoping one day to see some residential (or otherwise) on some of the Galleria lots, specifically that outermost south one someday.  I wonder if there's any chance down the road after this of a "Phase 3" between Galleria Pkwy and Clayton Rd (coming 2095) to be more inline with the previous vision?

1/4 mile from here to Richmond Heights metrolink station. Great to see more TOD and the Lifetime is a huge asset for the metro line.

Really like the idea behind adding branded apartments to Lifetime locations. Would like to see more businesses do this. Grocery stores make sense. IE Amazon could apartments over a Whole Foods with total Alexa integration built in. IKEA could build some banded apartments in their parking lot with options for the apartments to come furnished with IKEA furniture that you pick out online. Offer free, same day, delivery to residents as well.
