I feel the update looks less like Delmar Gardens.  I would have been annoyed if I had an apartment to the west of that fin (now gone thankfully)

The suburban curb cut (?s) when there’s alley access is still an urban insult. At least to me.

I thought Rosati kain high school was to the west.  no one would have been affected right? 

In any event, looking back to what was originally proposed for each of these and where they ended up thus far after multiple rounds of culling, I have to say generally speaking across the board it is underwhelming.  In my opinion of course.  I would like to see something of high value using good materials on all these sites and what we have are the bland result of compromise.  Considering the lack of incentives sought, it strikes me as very STL nimby in so far as aesthetic gripes and unfounded parking complaints driving us to commonplace. 

still don't like the developer, but their original plans for all of these were much more impressive and robust than whats on the table now.  and that isn't their fault.  Trying to map how we got from A to C and if its a microcosm of some larger undertow.

I was thinking more along the lines of a blocked view of the arch. On second thought this building is likely not tall enough for that anyways…

I think the new design looks better than the first. Sure, it's smaller, but it's a much more refined design; more elegant. 

And not every new building has to be brick red.

^100 percent agree with the last sentiment, though this project was never red brick.  However the FPSE project went directly there after community input, while this one and optimist were pared down significantly. 

other than losing a floor and removing the fin this design looks very similar.  Not sure where all the newfound elegance and refinement is coming from.

Well, the windows seem wider or an illusion of width with the dark framing. The base is more transparent since the bulky spans start on the second ( or third) floor. The back building is less boring/grid-like and has the trendy staggered windows. The exterior color is less dated.
Et voila - newfound elegance 😊

It was fully removed when I worked at Lux. You’d access from the alley. Removing it from the front allowed for a “grander” lobby area facing Lindell.

Cultural Resources Office staff is recommending the preservation board approve the project with a stipulation being final plans, details, and materials be reviewed by the Cultural Resources Office.

Up for review December 5th (last minute addition).

When I was there, the debate was making this an indoor pool. An indoor pool wasn’t ideal because of humidity and the lower than ideal ceiling heights, so a skylight was being considered. Whether or not that’s still the case, I don’t know

Yup. Last year we (the SBD) planted 8 new trees along that stretch after removing a few dead ash trees to avoid future gaps in the canopy. Streetscapes without trees are inhumane.

Maybe they simply take off the roof for the portion of the building with pool.   Keep building exterior walls for continuity of existing structure at same time you get your security wall/privacy screen.
