Edit to the beer garden plans at 744.

Instead of coming into the shell from 4th Street and being greeted with a bar, you'll instead be greeted with a landscaped space with some small trees, bushes, flowers and all that. The concrete pad out back will still include space for two food trucks and tables and chairs. Another change will be the addition of a planter box along the northern most section of this space. This should help add some color back there and absorb some of the sound from the highway. A wooden fence is also still being looked at to block the parking lot behind Nephews off and give extra height to run lights back and forth from the roofline of the garage to the top of the fence. We also had concrete work done, which holds up the side walls from the bottom. With that, the shell is secured. Now comes the fun part (removing graffiti, putting new windows and doors in, and then doing landscaping).

Speaking of Nephews, it is permanently closed. Signage came down today.

And lastly, for the garage, cinderblocks were delivered which will be put together to divide the space into a restroom and back of house purposes. It's full steam ahead now, just waiting on the city to approve the exterior alterations (attached). We don't think we'll be challenged since the only major alterations are removing graffiti and putting new windows in to match the old.

Glass blocks have been removed at 744 ahead of new window and door installation. In total, 10 windows should be installed plus the three doors (made up of two double doors).

At the Garage, the building permit for interior and exterior alterations was issued on August 17th, so work has started on the inside. An alarm is set up, plus security cameras, and interior lights. Despite this, some jack*ss tried kicking and our backdoor for god knows what reason. So we blocked that up from the inside so no one who's not supposed to be in gets in there. Cinderblocks for the back of house space are going up quickly and the blocks for the front office and bathrooms should soon go up. Tuckpointing for the 4th Street facing wall is currently ongoing on the inside. Tuckpointing on the rest of the garage will take place outside, which will then see the remaining exterior graffiti painted over. Speaking of graffiti removal, graffiti on the 4th Street side was removed. Interior graffiti will remain pending tenant decision.

Regarding glass installation on the Garage, I think that won't be until new concrete floors are laid and cinderblock installation is complete just because that would minimize the chance of the windows being broken. It's also our hope that no destructive person decides to break our new windows once installed. But we'll see. Lastly, infill of the two central skylights should be done soon. The one larger skylight will remain and have new glass added.

My understanding is that the new developer walked away after being strung along by one particular property owner back there. That owner only wanted to sell 50% of their building and wanted to be involved in the redevelopment of Chouteau's Landing. They were so hard headed that the project was dropped.

Quick update on Chouteau's Landing: Rumor is the big developer, who disappeared for a period of time, is back under contract. Plans supposedly remain the same as what they were previously planning on doing. Hoping it actually happens now.

700 Block: If you haven't gone by recently, you should. The garage is nearly complete, and the new windows and large doors look great. Really cleans up that block. Next, the remainder of the facade (rear and sides) will be cleaned. The shell of 744 will start seeing more attention soon. Nephews was recently condemned, and buildings are vacant (makes it easier to renovate). 754 could see work start soon. I have to check up on that one.

Great news.  This is the shot of optimism and momentum the area really needs.  Maybe all my nagging toward Coatar about Terry's remaining holdings will have some clout once more rehabs and development gain some steam.

Is that what they plan?
I honestly have never been in the building, but it doesn't look as bad as some others that have pieces actively falling off.  That said, it's no palace, and is in a really strange spot under that elevated train bridge the way it sits.  I can't imagine they plan to rebuild something.  So, likely you're correct and a few spots are worth more to the owner.

It's another Terry McDonald property-- the same owner who let the 700 block deteriorate to demo-by-neglect and who tore down & paved the 800 block of 4th street.

"The Garage" will be the name of the music venue at the Graffiti Garage and neighboring biergarten. The Game 6 Brothers will be the operators.

Also, ownership of the Beale on Broadway changed. Can't wait to share what's going to happen there! 

Lastly, I have tapped a KC Architecture firm to envision a masterplan for "Chouteau's Quarter". It'll lay out what several stakeholders hope the area ends up looking like within a decade with or without Chouteau's Landing happening, I'm moving full steam ahead on the grander district. Right now, the master plan will focus on massing and exact numbers rather than actual design.

Do you still expect Chouteau's Landing east of the highway to be developed all at once like the previous proposal? Or will it be incrementally done by several developers?

You're welcome, but actual money investment by me will come at a later date. My role was more advisory and helping get this stuff together. My stuff will come at a later date.

For now, the credit for this stuff belong with JAG Commercial Properties and the Game 6 Brothers.
