There was also a recent article in the Sacramento business journal that the West Coast HQ will fall well short of hiring goals and that the state of California will start clawing back incentives.

Was supposed to total over 5,000 employees.  Instead, right now it has somewhere in the neighborhood of 2,500.

When Centene signed the incentive agreement with California, they already employed 6,200 people in that state. To receive the incentives they were supposed to increase that total to nearly 8,000 employees. Today they’re still at roughly 6,200. $4.9 million in incentives were pulled back by CA.

My two cents is that it will be bad news for St Louis unless someone already living in and is favorable to area is already teed up.   Otherwise, board and activist investors will care less about keeping HQ in the region.

I did a job in that building last year for office restroom renovations and checked out the St. Louis Club while I was there, really opulent and fancy looking.  Surprised they are moving across the street.  Going from the office to that floor was like entering a different world, the whole floor was designed differently and had a much higher quality of finishes.

I really hope they don't sit on the lot at Forsyth and FPP and do nothing. Someone would snap that up if they put it on the market, which I hope happens if they do not have plans to build on it.

I agree.  Centene isn’t building anymore new office space, outside of what’s in the pipeline.  Turn those lots over to other developers.

While the next phases weren't strictly office, and could thus still be justifiable (I recall residential, hotel, theatre, and a possible office tower?), Centene surely had their own conferences in mind as a primary use for the event space. Note quite as much call for conferences yet either. And while it's darned odd that Clayton has no grade A theatre . . . every time one opens another seems to close and we have several sitting vacant in need of love anyway, so I think I'll be fine if the money is pointed elsewhere and the lots are sold to a different developer.

Best scenario is for Centene to dump the undeveloped parcels and get developers in there who will build residential (both condo and apartment). Clayton needs a whole lot more of it to be lively after 5pm. Filling in this part of Clayton, plus the other residential projects dotted throughout their downtown area, will help with vibrancy.

I feel like a multi-family leaning more 2BR-4BR would do really well in Clayton... has there been any successful projects in other cities that have catered to the more family sized apartments? 

...with how incredible the public schools are in Clayton... it seems like a great marketing fodder for families. 'Come rent in Clayton and get access to one of the best schools in the country.'

(Maybe this gets moved to Urban Theory)
