Large $110 million mixed use project planned for midtown by Mac Properties

“Most of the city block southwest of Main Street and Armour Boulevard would be transformed into a major streetcar-oriented residential project that would include several eight- to 10-story apartment buildings developed by Mac Properties.

The $110 million project also would renovate the old New Yorker apartment building at 3521 Baltimore Ave., adapt the US Bank office building at the corner into retail, offices and residential, and build two smaller apartment buildings at Armour and Baltimore.

In all, about 425 apartments, many of them intended to serve the workforce and affordable housing market, and 45,000 square feet of commercial and retail space is being contemplated.”

Will be a nice change for that block. Mac practically owns all of Armour from Troost to Broadway, so I imagine this one will be of extreme top notch design since it's at a major intersection and at a streetcar stop.

BLS has published July numbers. Record high employment and labor force.


Labor Force is up again.




Kansas City employment was also up in July.

^The notable jump in labor force along with higher employment than ever (US avg still well below 2019 level) may indicate more KC in-migration than normal.  Though BLS often revises the data months later.  KC employment (with this methodology, BLS has two) is proportionally taking off even better than several hot southern markets like DFW, ATL, Austin, Nashville and others - relative to 2019 peak that is.

Westport Manor project is back in play and planning on starting early 2022.

The plans include a hotel with 190 rooms, 220 apartments, 20000 sqft of restaurant  and 7200 of other retail space, and a rooftop garden.

Should really help increase density in Westport and hopefully catalyze development on other nearby parking lots.

Barney Allis Plaza Redevelopment

City Manager has directed a redesign of the project. He has requested parking to be increased from 500 spaces to at least 700. There will also be supports for a 300 unit highrise which will be developed on the west side of the BAP. New designs will be approved by council in December or January with construction starting next summer.

First initial tenants disclosed for food/retail in the new KCI terminal as well as additional renderings of other potential options. A myriad of high quality of both and national brands.

On a side note, can anyone confirm if a premium lounge is in the works? There has been scant info and not all diagrams show the lounge. I’ve heard some rumblings that Delta is interested in opening but for now it’s been described as a general lounge. If KC is eventually going to attract long haul flights a lounge is a must.

The new terminal will be light years better than the current arrangement. Laughably pitiful when in comparison.

Sherman announced they are starting to think about the future and downtown. Internal analysis is underway and it’s more than just an idea/concept now.

Mahomes (co-owner) came out and said he wants Royals downtown. Other owners are also downtown backers. Mayor and County said they are excited to work on the future of Royals Stadium.

Not necessarily. You don’t need an airline tenant to build a lounge. Secondly many non hub stations have lounges from IND to STL. I brought up the topic because a general use premium lounge has long been included in the design process but there’s been little mention of it compared to the upcoming sensory rooms and the location of it keeps changing.

I don’t think that’s true. Unlike the other spaces, lounges need some sort of tenant so you can’t announce anything until the tenants are ready to. Concessions was only just announced.

Not sure if I understood you correctly but again, you don’t need an airline to build a lounge. Ever heard of Plaza Premium, Dimensions, Aspire, Centurion, etc? There are numerous independent operators not beholden to an airline/credit card company. Just pay the entrance fee, make a reservation and you’re in. That’s what KCI is planning to build. But you’re right it’s probably early in the game.

Unified Government of Wyandotte County & KC Kansas along with University of Kansas Medical Center are funding/backing the study of an exension across state line. This would be the first east/west extension of the streetcar.
