^Perhaps the surface parking is for the retail that they claim will occupy the ground floor of the garage.
And isn't it nice that the garage gets it's own lovely little cul-de-sac...?

Cool. I never would have thought of putting balconies on a parking garage.

The end of Sarpy? I'm all in favor of healing the grid, but you'd have to cut out a lot of office building to reconnect Sarpy with Sarah just there. Maybe in this case the healing can come when we downgrade 40.urbanitas wrote: ↑Jun 10, 2021^Perhaps the surface parking is for the retail that they claim will occupy the ground floor of the garage.

I spied a little something going on at the Ventas parcel today when passing. There are workers on site. Major word of caution as I have no idea what they are doing, but there were a significant number of cars in the construction lot and a few workers appeared to be assembling a rebar column. If anyone would like to dig, I would be curious to know what's up.

Their exterior site grading and building permits still show as "canceled", but the foundation permit is still valid, at least according to the data at the Building Division.newstl2020 wrote: ↑Jul 06, 2021I spied a little something going on at the Ventas parcel today when passing. I'm not sure what the process is to get a permit uncanceled, though I'd guess all they would have to do is pay a fee.
Could be them just doing work on the parking garage expansion.newstl2020 wrote: ↑Jul 06, 2021I spied a little something going on at the Ventas parcel today when passing. There are workers on site. $3.7M building permit issued for interior alterations to 645 S Newstead at Clayton where the US FDA has offices.
The 2 story concrete podium for MX Apartments is posted for bids on SLDC Planroom. Just the permit drawings for the podium are available, however. The rendering on the cover page hasn't changed from what chris posted earlier:
SLDC Planroom: Cortex Apartments Podium
The building permit for this was cancelled in July.urbanitas wrote: ↑Mar 05, 20214343 Duncan is now being rebid, presumably, as it's been posted on SLDC Planroom again. I haven't looked through the CDs, but it doesn't look like they have reduced the scope or made any major changes. According to the project schedule, site preparation will begin in August, with a completion date of 6/30/2023.
The cover rendering is the same as the one from a year ago, on page 73 of this thread:
"4343 Duncan Avenue Apartments
This mixed use project of 239,855 sf which includes a total of 262 apartment units, 4 Retail bays along Boyle Ave, and a 515 stall precast parking garage with an amenity space and roof top pool"

Not super impressed with the new director or whatever his title is.
Any particular reason? That's a rather vague complaint for a first-and-only-post...cardinalstl1 wrote: ↑Aug 21, 2021Not super impressed with the new director or whatever his title is.

No progress on sandcrawler site, the apartment building seems like it fell through, and haven't heard anything from him since the initial press/interviews when he was hired 18 months ago. The KDG project is solid though.
I've been in Cortex every weekday for the last three and half years. It's pretty dead on a daily basis. I think it's the pandemic. I have absolutely no metrics on this, but my guess is that many people are still WFH and the various other social/business/meet-up events and activities that used to more frequently occur there are still scaled back due to the pandemic.
Things went pretty dead there when the pandemic got started and, though it's not as dead as it was spring and early summer 2020, it feels like it's still maybe somewhere between 1/3 to 2/3rd's as busy as it was before the pandemic started. Hard to gauge exactly. Some days are better than others.

$5.8M building permit application submitted for Cortex MX Apartments.
That's just for the podium and foundation package.quincunx wrote: ↑Sep 14, 2021$5.8M building permit application submitted for Cortex MX Apartments.
I figured you'd figure that, just added that for those who don't figure so well...quincunx wrote: ↑Sep 14, 2021Figured it was only a portion, given the low amount.

STL Biz Journal: Washington University administrator who works on development to leave
Hank Webber will leave Wash U on Halloween. He's been the university's top guy for developments. He's Chairman of the Board for Cortex and will also be stepping down from this position. Webber's also Chairman of the Board for both the Wash U Medical Center Redevelopment Corp. and for Invest STL.
He's done a lot for Wash U and STL. It appears amicable. Not sure what changes will take place with his departure.

Sandcrawler activity: I drove by earlier and saw new raw materials have been delivered, a lot of what looked to be wooden beams on pallets, all behind the wrapped fence but sticking over the top of it in places. I didn't see any workers on site, but then again I was driving when I looked over.
"Hank is stepping down from their demanding roles. The departure comes after a lifelong battle with Severe Melanin Deficiency, which has increasingly rendered them incapable of progressing their sole, critical duty of equity, inclusion, and social justice."gone corporate wrote: ↑Sep 22, 2021STL Biz Journal: Washington University administrator who works on development to leave

A developer to build a secure 120,000 SF office building in Cortex that can be used by firms that need SCIF* space. Same developer with open 75,000 Sq of SCIF office space in the Global Building in Downtown.
