Renderings featured are preliminary and will change.

Planned is a 7-story, 184-unit apartment building with 220 parking spaces in a garage. Up to 7,375sf of retail and restaurant space is planned with some of that being on the 3rd floor with a terrace that offers views down Washington Avenue and 18th Street. HDA Architects is the architect on the project. King Realty Advisors is the developer. The project goes before the LCRA on December 15th.

They have the lot listed for sale, i guess they arent going to try to sell it.
I dont think this group has ever delivered a start to finish building but i will be pulling for them to on this one

At this point, the white that you see on the first floor is brick. The gray is made up metal panels. The orange is Corten Steel.

I will say that the version you are all seeing is much more improved over the initial version from May. At that time, the building's apartment floors were in an "S" shape and there was no retail space. In fact, the Washington Avenue facing street level facade would've apparently been partially glass and then blank the rest of the way. A garage entrance was on Washington too.

Just what this stretch of Washington Ave needs. I wish they were asking for less tax abatement, but I really can't knock this project. Really good stuff happening in the city right now. I wonder if this will wrap up around the same time as the MLS stadium and STL City's inaugural season. I didn't realize how active this part of town was with the Tudor buildings next door.

Love this.  I hope investments like this bleed into the eventually rehab of Butler Brothers and the stretch of Locust between 16th and 18th.

I thought I would grade this project in a similar way that I did with City Foundry Phase 2. I am also grading 1014 Spruce (see that thread). It's good to compare the two new Downtown apartment projects outside of Ballpark Village.

Pros...
  • Builds on a large parking lot in Downtown West.
  • First new-build apartment building in Downtown West since the 1960s (Plaza Square Buildings)
  • Makes use of the MLS Stadium going up a few blocks away (as in retail space).
  • Adds 184 apartments to a hot real estate market where apartments seem to go quick. Adding new apartments to the mix is good in my opinion.
  • Parking garage is mostly hidden from Washington Avenue.
  • No curb cuts on Washington Avenue.
6 Pros.

Cons...
  • 220 garage parking spaces (not confirmed but some could be public)
  • 90% tax abatement for 10 years is being requested (although the LCRA model may spit out a different number. I don't know how that works. The project is dependent on the abatement being approved).
2 Cons.

Neutal...
  • The design, from what I can tell on here and on my social media pages, has people split. Some like it. Some hate it. I just have to make sure that people know that the design is still preliminary. It will change.. We will know what the final design is like in Early 2021. In my opinion though, I'm fine as is. The darker colors will contrast nicely with the nearby buildings. Although the one thing I would change is make the windows slightly larger but nothing much else.

^ This is for sure a net positive in a big way.  It'd be cool if something were along Lucas Ave instead of just the parking garage screen, but I won't get greedy...🙂

Per a few Twitter feeds, this project received unanimous approval for the tax abatement request of 10 years at 90% by the LCRA this evening. Project advances.
