50 apartments first then possibly office, retail, and more apts in later phases. $6.9M construction cost for the 50 apts. LIHTCs and 100% 10 -year plus 50% 5-year tax abatement, Anyone else know more? Looks like Stoddard St and the alleys would be vacated. Doesn't look like "city" to me. I hope this isn't endemic of the development pattern we'll see around the new NGA.

I disagree - I personally think that the design is interesting. I'm also not going to be overly concerned with the blocks immediately surrounding NGA feeling "city". If anything, cluster these giant "non-city" proposals together and then leave the many other neighborhoods like Old North and Hyde Park for historic / form based modern infill.

This is definitely going to be the future of the Near Northside. Not necessarily a bad concept in my opinion. I would just like the city to have a plan on how future development relates to the existing infrastructure. We definitely need a city wide form-based code. Seems like a lot of development in St. Louis is reactionary. Nobody is really guiding the ship.

HIV/AIDS nonprofit Doorways plans new St. Louis campus

Doorways, an interfaith nonprofit that provides housing services for people living with HIV/AIDS, plans to build a $7 million, 50-apartment campus in the Jeff-Vander-Lou neighborhood.

“This campus will give us a new headquarters in addition to 50 new housing units in the first phase,” said Doorways President and CEO Opal Jones.

Maybe the near northside will become home to different non-profits and governmental organizations looking for expanded headquarters, but want or need to be in the center city. I wouldn't necessarily think that is a bad idea. I also wouldn't be opposed to senior housing on the near northside. That is going to be a big need in the next 10-20 years.

Why vacate Stoddard? It's the only crosswalk between MLK and Cass. Car traffic on Jefferson needs more friction, not less.

From the STL Biz Journal:

Doorways, a nonprofit that provides housing to those living with HIV/AIDS, was approved for up to $13 million in industrial revenue bonds for its planned $7 million, 50-unit apartment and office development in the Jeff-Vander-Lou neighborhood. The bonds will facilitate a sales tax exemption on construction materials for the new campus, at Jefferson Avenue and Gamble Street in North City.

The devolution of the street grid and adjacent land uses along this part of Jefferson are concerning. We're not setting it up for success (that is something other than a car sewer).
