Excellent project! It would be nice to see the park district create a master plan for some long overdue improvements to fairground park. Its a beautiful space that could really help anchor these neighborhoods future developments, especially if the idea is to try to capture employees of the NGA and its affiliates.

STL Biz Journal: Development roundup: $80 million housing project planned for North City
A St. Louis city board has designated a developer to lead efforts to build 300 new homes in North City.

The Land Clearance for Redevelopment Authority on Tuesday approved Fleur De Lis Development Corp. as the developer of a $80 million residential project in The Ville neighborhood in north St. Louis that would entail renovating 20 homes and building 300 new homes at north Newstead, Lexington and Kennerly avenues and Whittier Street.

The new homes will be marketed for sale between $180,000 to $250,000. Fleur De Lis is expected to work with other developers on the residential project, city officials said. A 15-year tax abatement is pending approval by the Board of Aldermen.

"Housing project"? Really? What a terrible headline. That clearly carries a connotation and would not have been used to describe a residential development in West County or St. Chuck. 

For example McBride Homes new development in Affton was called a "residential development" back in June. The massive Payne project in O'Fallon was called a "development." The McBride La Collina project on the hill was called a "development." 

But when an incredible investment middle class homes is proposed in North St. Louis, they call it a "housing project." Despicable.

I thought it seemed high as well. However, a close friends has been trying to buy as house in that range in the city for a while and continues to lose out to people willing to over pay on an all cash bid. The market appears to be red hot for homes in this range. Its puzzling that more developments like this aren't popping up.

Very hard to buy a home in that price range in adjacent neighborhoods right now (Fox Park, TGE) so this does not surprise me.

Are you thinking of The Gate? Fox Park and TGE aren't really adjacent to The Ville.

Area: The project area consists of occupied and unoccupied residential, commercial and institutional buildings in an area approximating 154.36 acres in the Ville and Great Ville Neighborhoods. 

Existing Uses: The project area is a mix of occupied and unoccupied land and structures. 

Proposal: At this time there is no developer for this area, but it is hoped that establishing this area as a redevelopment area will encourage investment and future projects. Rep Kimberly-Ann Collins posted on Nextdoor that the SE corner of Taylor and MLK will be torn down and hopefully replaced by a grocery store.
Rolling with St. Louis City’s Building Divison [sic] team today!
This building sits on the Corner of Martin Luther King Drive and Taylor Avenue. It’s been an eyesore for a very long time. We are going to get this building torn down early next year.
Our Vision: To redo this entire corner with a full service neighborhood operating grocery store. We’re working on it!
Please, please, please build to the lot line at the corner and don't put parking in front of it!

$8.4M building permit issued for 60-unit multi-fam at 4409 St. Louis Ave near Newstead. It took 411 days to issue. The land is owned by the LRA. Anyone know what's planned?
