Thought we could kick-off a specific Fountain Park Neighborhood thread.

Does anyone know the story behind 22 lots sold for $39,000 in mid-August?

I may have a little information to lead you in the right direction. In the last few months I have been trying to gain as much information about the Fountain Park neighborhood as I can: past, present, and future. It's a wonderful neighborhood in what is possibly the best location of any north city neighborhood. A short walk to all that the CWE has to offer, proximity to the major employers of Cortex and BJC, and beautiful (remaining) housing stock. It also is served well by transit since it borders Delmar and Kingshighway and is within walking distance of the CWE Metrolink station. All of this is to say that with just an inkling of investment, this neighborhood could boom like the grove has over the last several years (yes, perhaps not quite with the same magnitude for a variety of factors).

In the past couple years, the community in Fountain Park (residents and business owners alike) has begun creating a vision for the neighborhood. Spearheaded by Kevin Bryant of Kingsway Development, there are plans for rehabbing many of the existing vacant homes (with at least 4-5 that I can think of already underway...), rehabbing the Euclid School to become artist lofts, and infill throughout the neighborhood. Bryant is also trying to rebuild the business vibrancy of the stretch of Delmar in Fountain Park. Bryant seems ambitious and this appears to have momentum. I believe that Fountain Park will look radically different in ten years than it does today. They, and some of their partners (I have heard they are working with Park Central) have bought up a number of properties in the neighborhood and this appears to be a part of the effort.

All great points about a neighborhood with a lot of appeal and promise.

In addition to everything you pointed out that it has going for it, last year Wash. U. added Fountain Park to its Live Where You Work forgivable loan program. Which helped FPSE/The Grove get some it’s early interest and investment.

The recent buyer of the property in that listing is a non-profit company headed by Jim Dwyer, CWE resident, developer, chairman on the Central West End Association planning committee, and occasional development partner of Pete Rothschild.

IMO the most pressing need Fountain Park has is to fix up the historic retail buildings at NE corner of the park. No way they last another five years in their present condition.

Those would make some amazing conversions into a cool residence or residences.   But again, it's all about how much money it would cost to save and convert the structures.  (I personally would LOVE to see it, but I'm not holding my breath that they'll be saved before the neighborhood sees more investment).

The retail buildings have supposedly been stabilized. I know they don't look it, but that's the word.

^ There's some scaffolding visible in the Google Street View imagery (from April 2019). Not sure it's necessarily stabilization related, but it seems likely.

Stltoday - Rents are soaring in parts of St. Louis, driving out lower-income residents
Bryant is negotiating with a developer to build an apartment complex with more than 100 units in the nearby neighborhood of Fountain Park. The apartments will be small spaces, Bryant said, but the building itself will be “the coolest apartment in the area that you can afford,” with amenities such as a rooftop pool, an atrium and community work spaces.

The last thing Fountain Park needs is someone trying to impede rehab efforts there.
