Foundation work on Mill Creek Flats will soon begin. No building permits issued for it but I've been told that hopefully by the end of the month of early March foundation work is underway.

I'll go down to the Steelcote District tomorrow to get some pictures of the two recent demolitions and the status of everything else.

Several days late on my promise in the last post. I've been busy with personal issues.

Steelcote Crossing...
The windows are mostly in on the 1st and 2nd floors. The third floor has a trash chute coming out of it, but I don't have a picture. I assume they are putting drywall up and doing electrical work. No word on a tenant for the brewery/distillery space yet. 



The Mill Creek Flats site is a muddy plain right now. Construction of the Flats can't come soon enough. It will really do wonders for this area.


Next up are the sites of the two houses/buildings that were demolished in the past few weeks. The escape room home and the junkyard/house along Chouteau have both been demolished. No word on what will take their spots but I assume it will be a future phase.



I assume that with Mill Creek Flats, we will also get some new sidewalks up to Chouteau. They'll be a welcome addition since this area really isn't pedestrian-friendly at this point. I'm also sure that over time, those above ground powerlines will be buried to make the area appear cleaner. Overall, there is still work to do but I think we will start to see how this area will shape up with the completion of Mill Creek Flats.

Mill Creek Flats is on hold due to a lender wanting to wait until corona starts coming under control to issue the loan.

^ Love the look of those, and the project overall.  Although, I'd imagine it'd be a little jarring living there at the moment because of the immediate surrounding area.  Hopefully it works out and more developments happen. 👍

Got to take a tour of Crossing today. Very interesting project. Glass installation will be complete tomorrow and apartments will be ready for move-in in a few weeks. Mostly all the work left is putting doors up and cleaning up junk from construction. 


The retail space makes senses to be a restaurant with a brewery. The back space has soaring ceilings perfect for tanks. Visitors to the retail space will enter on the eastern side. The space is mostly finished, just needs a final clean up.






The lofts here are mostly micro. By micro, these are the smallest units I have ever seen but they use space well. The units have a large cabinet area when you walk in and a washer/dryer are hidden in the cabinets. A tankless water heater is also included. The bathroom is designed pretty well and appeared to be a normal size to me. These units are all studios, but as you'll see, there are a few "extended units" that are studios but the "bedroom" is opposite the kitchen/living area. Residents will enter on the south side of the building into a small lobby area that will include a few chairs, some pictures on the walls and maybe a plant. A mail room will be featured here as well. The 2nd and 3rd floor have similar style "floor lobbies". An interesting thing to note is the the 3rd Floor has steel accenting rather than concrete (since it was added on at some point) and has shorter ceilings than the 2nd floor. However, the larger windows make the units feel spacious.

The view from the 3rd Floor is decent. 


The view north is nice too. Mill Creek Flats will block the view west so I didn't include that view.  You can see where the parking lot and Biergarten/patio for the retail space is going in. Pavement and plants should go in next week or in two weeks.


Overall, this is a good and solid project. Both of these projects are definitely lonely and limited on amenities but Mill Creek Flats will fix that.

Construction on the Mill Creek Flats should commence within 60 days. Lenders are willing to lend again. Further, power lines will be buried in this phase of the project, so it will clean the area up a bit more. New street lights will be installed along Theresa at the completion of Mill Creek Flats.

I'll change it. I normally capitalize because, believe it or not, my grade school taught me to do that. It's become a habit.

No one yet. Probably will be empty until Mill Creek Flats is complete just because the area is quiet.

I was taught to capitalize them as well. Some auto-correct and/or spell check programs prefer them capitalized.

If you're talking about a region, as in "The South", then you capitalize. If you're giving directions, as in "turn south at the next street", then you don't.

I really think this is one of the more interesting discussions to break out here in some time haha. I also remember being taught to capitalize them, but nowadays I generally don’t unless, as Framer points out, it’s a place. The South, North St. Louis, South St. Louis, etc.

I’m sure there’s a rule written somewhere...

Went down here today. Happy to report that Steelcote Crossing is finished with the exception of final clean up work. The retail space will be white-boxed for now and is being actively marketed. Steelcote Crossing has a website now (https://www.steelcotecrossing.com). The website says the smallest unit is 395SF. The largest is 756SF. Rent ranges from $1075 to $1275 per month. 




Decent size sidewalks...



The parking lot. The one thing I wish was done here was build the sidewalk to connect to the other sidewalk at Steelcote Lofts. I know not may seem pointless, but it would be nice to have that connection. Also on the subject of sidewalks, one should've been built around the stairs to the brewery/retail entrance. It's just an observation of mine. Maybe at a later date.


The outdoor patio space. This could be converted into a Biergarten for a restaurant or brewery. I think it would look nicer with lights strung across. Plenty of bike racks too.






The main Steelcote Lofts building. Not sure how leasing is doing here. The parking lot is pretty empty when I go by in the evening. 




When Mill Creek Flats is completed, Gratiot Street will be connected here.


Mill Creek Flats will definitely make the area not feel so lonely and empty. It will fill up a large area. With PPG owning more parcels in the area, more buildings will come to make this area better. One thing the construction of the Flats will bring is the burying of the power lines, so it should look cleaner.

^ Good to hear that more buildings will come in addition to Mill Creek Flats (and burying the lines).  These look great, but they're kind of in a desert right now.  If I recall, one of the proposed sites for Top Golf is right around the corner, too.  Thanks for the pics.

Any word yet on improving access to the Grand Metrolink Station? Seems ridiculous to make residents backtrack all the way the Chouteau to get to the station

I don't think you necessarily have to backtrack today. Although a sidewalk along Papin and a walking path from the end of Papin to Grand would certainly make it more inviting.

I like this idea. Incorporate it into a building along Gratiot. PPG owns a long parcel on Graitot that borders Grand. I imagine something similar to this in Nashville would be a good connection to Grand. This building has a public elevator inside of the building for people who can't use stairs can get down. 

FYI: This is Gulch Crossing. The stairs connect the Demonbreun viaduct to 11th Avenue South. The Gulch's characteristics are similar to the Steelcote area. Down in a "hole" from the main road. Borders a railroad. Was once a industrial area. Maybe the Steelcote area will become our version of the Gulch.

Construction on Mill Creek Flats should resume in the next few weeks.

The website for Steelcote Square and Mill Creek Flats also launched. No new information in them except for logos.
