1650 Broadway - KC Crossroads:

New renderings dropped today. I am glad to see this project is moving forward after its release late last year.

The most noticeable change is the southeast building. I don't think I see any other big changes

I don't think either of those reached $4 per sq ft though. 
2 Light has units in the $4.10+ sqft range. OCW and OH have larger penthouses that go for more but the rate per sqft is noticeably lower I believe.

I agree KC is on fire and am very excited for them it’s awesome stuff and I honestly like 3 light good renderings. Has me more curious about 2CW here in St Louis.

Speaking of streetcar....

January 2020 KC Streetcar ridership numbers are in with 136,662 passenger trips, an 18% increase from January 2019.

Yeah MIdtown is kicking into gear with several medium-sized projects, as well as along Troost.  When the streetcar extension is truly a go (received high rating for next Fed fund request, triggering engineering phase), Midtown redevelopment could double or triple per year.  Will also be interesting to see how free fare bus impacts development along major lines if it happens.

The Plaza appears to be more condo than rental now but upgraded rental units within condo buildings are now going for over $2.50/sqft because downtown is.  It used to peak around $2.  There are an unusually high number of units over $2.50/sqft for a Midwestern city. Studios along Troost are even going for nearly $1K/month.  It's gotta give at some point or if it doesn't downtown KC could turn into sort of a Vancouver (more residential towers than office).  The weakish proposal (Bravicci) from Indian developer will be interesting to see if pulled off, could attract more investments from India.

Cerner is in some hot water after proposing a Taco Bell and Hampton Inn on their campus, which was once supposed to be a retail hub for South KC. They got $1.63 BILLION in TIF for their new campus and promised so much and delivered so little.

Mayor Lucas's new budget has effectively crippled the Keystone Innovation District project among other projects. Cutting 300k in funding. I've also heard he's in the process of reducing VisitKC's budget as well which is ironic as he as always complained  bitterly about hotel projects yet wants to handicap the institutions that bring in visitors and conventions. VisitKC is already a shoe-string skeleton operation. Lucas also stunted PortKC, complicating its ambition to develop the Berkley Riverfront and plans to re-introduce shipping traffic on the Missouri River.

It hasn't even been a full year and Lucas is already shaping up to be an incompetent fool. Vetoing and cutting programs/projects that would have lead to job growth and opportunities for reasons I don't fully understand. I guess he's not smart enough to realize that without high density of people, jobs and wealth its an uphill challenge to accomplish anything else. Its going to be a long four years. None of his policies make sense.

^ Wow, that is depressing.  Also interesting that you posted this here today.  I had lunch with a friend of mine whom I used to work with at City Hall today and we were discussing him.  Long story short, we're both extremely disappointed, though we both voted for Justus so we didn't exactly have high hopes.  We both live in the Midtown/Plaza area and know no one that voted for him.  You would think with the brand new convention hotel the City would want to drive business there and you do that through VisitKC.  That's a bit of a head scratcher...almost like he's after political points instead of sensible budgeting.

Hopefully that $300,000 cut doesn't cripple the innovation district.  That's a reasonable sum of money that could probably be raised privately if necessary.  Someone needs to take Lucas to Cortex...$300k isn't a bad down payment on an innovation district.

Some food for thought when considering redevelopment of dead malls in the STl area.
Canady, the chairwoman of the TIF Commission, said residents in the area view Cerner’s employees more as visitors than as members of the community. With easy access to the interstate, most zip off to other parts of the metro at the end of every work day.

So this is the best they could accomplish? talking about rip off so far. That parking should be underground thats very bad waste of land and as far as the innovation district sounds like the mayor is choosing a ballpark over the innovation district. If I was given a choice it’ll definitely be the innovation district or finding a way to incorporate them both if possible

People are upset about it since it's the largest TIF ever issued in the U.S. (supposedly). It also took money from the schools and transit system among other things. I'm surprised it didn't bankrupt Kansas City.

Yet another one of Mayor Mark Funkhouser's (supposedly the TIF was issued under him) greatest achievements.

Mayor Lucas seems to be a bit of a jack*ss. Hopefully, he'll be a one-term mayor. Kansas City doesn't need a mayor who will turn his or her back against jobs and other things that will bring in lots of revenue over the course of many years.

I'm not sure the TIF was issued under Funkhouser though.  He left office in 2011 and the Cerner project broke ground in late 2014.  I'm not sure the TIF was issued that early.

The Cerner complex is bizarre when you drive by it on 435. Just this ultra-modern office building sitting in an otherwise empty field with tumbleweeds blowing around.  Not sure why they elected to build it in the middle of the gap between Bannister and 83rd instead of closer to one of the main roads where it could have at least pretended to integrate into the area.

That stretch along Bannister has just continued to get more and more desolate over the past decade. I'm surprised that the old HomeQuarters building at the northwest corner of 435/Bannister has sat vacant for probably 15 years at this point.

Cerner and Evergy are the only KC metro companies even close to cracking the Fortune 500.  I'd guess they would do anything to keep them happy.
