I agree.  We took the train from Kirkwood in August.  Checked in at the President Hotel.  Ubered to the ballpark. Watched the Cards win.  Got a taxi back to the hotel.  Rode the streetcar to the market the next day and also toured the awesome WWI Museum.  Grabbed the 4 PM train back and were in back home in Kirkwood the day after we left.  My first time in Kaufmann and I thought it was great.  Love the old sculptural stadiums and the new one carries on that KC tradition.

Instead of putting it near Power and Light, how about finding a site on the other side of downtown that gets your cool skyline in the outfield.  It could spark a turnaround of another section of downtown, as the baseball stadium did in Denver.  And it would be I nice view of the city, like the one in Minneapolis.

That stadium will be 62 years old in 15 years.  At least time to think about a replacement, not necessarily pull the trigger.  Greater Downtown could have 40K-45K residents by then driven by a lot more hirises. There aren't any W side spaces available for stadium with downtown view other than along SW Blvd, which is pretty distant from the skyline.  Can always build its own skyline around the stadium.  Think they should do something uniquely hyper mixed-use and basically build hirises with stands fused into the lower levels of the buildings with a field seamlessly merged between the buildings.  Have all kinds of publicly accessible places in the buildings facing field, like pubs, coffee shops, fitness center with regular hours, maybe even a new library, Royals museum.  A publicly accessible walking/bike trail around outer field, etc.  All public spaces facing field requiring an event ticket during events.

While the benefits of NFL football to a city are debatable, there is no denying the fact that KC is the talk of the country. This good PR and name recognition can have many positive impacts. I think KC’s good press and recognition will have lasting benefits for the city. I know some will ask what our SB win did for us 20 years ago, but we are in a different world in 2020. With social media and the endless pundits and analysts, it can only help that every other word out of their mouth is KC-related.

The biggest impact that this can/will have is on our bid for the World Cup.  This has the power to  (1) demonstrate that KC is a sports town via turnout to the playoff games, events, parade, and merch sales (2) demonstrate KC's ability to manage a large scale and high profile sports event - AFC Championship & Super Bowl Parade.

In other development news, I reached out to the CEO of Epoch Development for an update on his mixed use River Front project.

- The project for now is on hold due to various red tape and an issue regarding a parking structure.
- The mixed use project will contain a 12 story boutique hotel and a 60k square foot, 3 story indoor market place similar to Grand Central Market in Los Angeles. Ground breaking is planned for 2021.

I’m particularly excited for the marketplace. I’ve always wanted one for KC similar to what Cleveland and Pittsburgh have. If the project gets off the ground, this could be a game changer for the River Front.

The website for Grand Place (former KC Star building) is now up. New renderings, leasing and in-depth project specs. It’s shaping up to be a great asset for the Crossroads.

Also, when we are talking about things 10 years in the future we often forget about how autonomous cars will change how we get around. In a weird twist of urban planning fate, Arrowhead and Kaufman might be just perfect for getting dropped off and picked up from a near downtown location.

The developer is an active member on KCRAG. He posted a few months ago a status update with more details on the red tape. Essentially, the land that he wants to build on is currently a large surface lot for a neighboring apartment building. His land has a large term contract to provide parking to neighboring apartments for $0.

The only way out is to get the city to build a garage or wait until the deal ends (iirc, in a few decades).

This was posted on Reddit Kansas City a few weeks ago. It shows various towers under construction and proposed. Green signifies under construction (or soon will be), blue signifies active proposal while red signifies essentially a vision or long term proposal. While the buildings aren’t to perfect scale it is interesting to see how much the KC skyline could change over the next decade not including potential new proposals yet announced. However, we still need a new tallest tower to succeed One KC Place and more mid/high rises in the Crossroads.

Key projects not included are the downtown Royals stadium and the South Loop Deck. Copaken Brooks also has a vision for a large mixed-use/office project immediately right to the proposed 1650 Broadway project. No solid proposal yet.

There's been talk of some new lowrise buildings dotted throughout the Crossroads area. 16th and Main also had some pretty solid things talked about it. Not sure which corner, but something is in the works there for sure. Hotel Bravo would be nice, but I doubt it will happen. Tracks 215 and the Freighthouse District will be things to watch moving forward. That Bravicci/Aclore Investment building near 14th and Wyandotte is another project to watch although I have my doubts about it. 

Downtown KC is on a roll. Hopefully the investments continue.

All of the Cordish projects look approximately similar.  They could at least mix up the type of glass, like red glass or something so that it better differentiates from Two Light. But it is a much better looking building. 

There are rumblings that Four Light might be hotel only.  Seems there would be less risk to do hotel/residential combo as the residents would still use the hotel services during down periods.  Though via skybridge Two and Three might get the hotel services.

If 4 Light does turn out to be a hotel, I expect it to be shorter than 3 Light.

Here are clearer renderings of 3 Light. It’s not a bad looking building at all. I like the artsy 3 they plan on using.

If Three light could hit 90%+ occupancy as fast as Two Light did, maybe they'll reconsider residential component for 4 Light.   Is a little surprising downtown KC can support so many units going for $2.50 to even $4/sqft.  Maybe it will peak, so far it hasn't.
Benjamin said the occupancy of the 307-unit One Light is 95.5 percent and the 296-unit Two Light, which opened in 2018, is 97 percent.

The rumors that 4 Light will be hotel only came from a group putting their own tower up next to the district. I doubt it’s an accurate rumor.

2 Light hit full occupancy within a year iirc. If 3 Light does as well, 4 Light will certainly have residential (condo?).

They keep pushing back the start date. First it was 4Q 2019, then 1Q 2020 now it’s late 2Q/early 3Q 2020. What gives?

Never thought I would see coastal pricing for KC. I look forward to seeing what the $7000 penthouses will look like. The most expensive units in the Midwest outside Chicago and Minneapolis?

On a positive note, it’s encouraging to hear that five light is still a possibility. Curious to know what 5 light will be.

1. Timelines can be pushed back based on design work, construction cost, approval, and even market demand. Although I don’t think there’s a problem with demand. Being pushed back may also been to allow the Midland to get some work done before 3 Light opens. Construction on the Midland will happen at the same time as 3 Light but will open up just a few months before 3. Another reason that construction could’ve been pushed back is that an underground parking garage was on the table for a while, so they had to do the necessary work to see if that would be possible.

2. I would say these are some of the most expensive units outside of Minneapolis and Chicago but I would compare them to Indianapolis and Detroit as well. I’m not sure where those cities stand but their downtowns have been growing enough and units have been filling up to make rent cost higher.

3. In my opinion, 5 Light will probably be another apartment/condo building if all goes well at 3 and 4. However, there’s the possibility it could just be a hotel if 4 Light ends up being residential. We will find out when the time comes though.

To clarify for those out of the loop. This phase of P&L involves both the construction of the 322 unit 3 Light tower but also 120 units at a project called The Saxon at The Midland. Construction on that project is slated to start in Q1 of this year. New interior renderings were discovered today but they aren't overly exciting. 3 Light itself went through some design reiterations as the scope bumped up ~10% and an undergound parking garage was pursued.
