A building permit was issued to add 2 illuminated and one non-illuminated sign to the building. They were issued on Halloween and the use is "OFFICE/MULTI FM". So I wonder if it's for a ground floor leasing office.

Edit: Found this interesting tidbit from apartments.com (https://www.apartments.com/3172-morganf ... o/s266kw6/). "...Contact or stop by the 3172 Morganford Rd leasing office to schedule a tour". So I guess this means that there will be a leasing office.

They are now putting the corrugated metal on the Connecticut street side. The first brown metal panel has been put up. I'm still holding out hope that this looks like the renderings, but I have a feeling it won't.

The reddish tabs extending from the metal facing seem to indicate they will being attaching something. I think it might come out pretty close.

It appears that the design is essentially the same, but colors are different than rendered.

If the red-ish panels are corten then it starts off as grey. The only problem is that when it goes through the patina process, it will stain the sidewalk (from rainwater) for the first few years.

I think that is why I am sort of iffy about the current product. But still much has to be done.

It's a very dark maroon color that is up currently. I hope that this is just a different color panel and the other ones will be the lighter colors. Staining the sidewalk will not be something businesses want to see out their front doors at this development, not to mention it could streak down the dark corrugated metal and look nasty. I don't think that this will happen.

That's exactly what they are there for, to be specific, to attach different colored panels.

The one mesh panel installed in the last shot has a nice reddish border around it. I think when all the mesh is up, it should appear much closer to the original rendering.

I'm not sure there's cause for concern regarding the finished product being dissimilar to the renderings. The panels are CorTen steel and start off grey. The rendering doesn't show multi-colored panels, rather it shows the same CorTen panels with some of them being perforated and others being solid.

More corten panels were going up today. The sidewalk in front of the building is alto torn up so a new one can be installed. Façade paneling has also moved around to the alley.

All but three panels have been installed on the Morgan Ford and Connecticut facades. All that's left is the 7-11 side for the corten panels. The alley side only has a little left to be done in terms of putting the gray corrugated metal up. Other than that, minor brick accenting is to be installed on the balconies/terraces, the roofline has to be painted gray and the new sidewalk has to be poured, not to mention the "3172 MOFO" sign that will be put up along Connecticut at the entrance. I still say Valentine's Day completion for this. At night, some of the units have their lights on and you can see the exposed ductwork and fire sprinklers. It seems they are going for a "loft" feel. The crew was recently assembling cabinets in the retail space.

^ that reminds me that supposedly a streetscaping project of some sort is coming to this part of Morgan Ford with the 10th and 15th Wards but I don't know any details. Definitely needs it.

Hopefully it involves widening the sidewalks from Utah/Fyler to Arsenal. They are too small. Maybe even remove the parking lane but then the neighbors will complain

Is there going to be a streetscape improvement project on Morgan Ford to widen sidewalks, add a bike lane and add some trees? I heard about it being a possibility and that you and Alderman Vollmer were working on it.
She sent me back this..
Yes. We put together a plan based upon a traffic study a few years ago. We have to wait until the new development is done so the construction doesn’t damage the streetscape improvements
I guess that means until MOFO is finished or until 3201 Morgan Ford is finished.

All of the Corten panels are installed. Alley side still has some work to be done but nothing serious. The façade crew should move over to the alley now to finish. Roofline still needs to be painted and brick accenting on the decks need to be put up.

Then these photos come from Flooring Rehab Company's Facebook page. they show the interior hallway on the third floor and the laminate tile flooring in an apartment. these were taken back on January 9th, so I assume they corridors and units are more done than what it showed here. I like the red wall in the hallway.



Now time for me to judge. I've been skeptical of this since the façade started going up but I have begun to like this project again. After a through explanation of the Corten ageing process, I can say that I have to wait just a bit longer but my opinion won't change much between now and then.

^Are all the panels the same cor-ten steel? Will they all weather the same color in the end? I actually like the two-tone effect, but it should look good in any case. The panels provide a nice rhythm. And the floor tile looks pretty good. Would love to see it closer, but it's a good color and sheen, there's some nice pattern to it, and hopefully it will hold up well.

I'm sure I'm in the minority here, but I think it looks like a prefab steel shed. Would have preferred regular old concrete panels.. the renderings (especially the first one) looked a lot better with more modern design influences. Maybe the finished product will have a more complete look though.

^Am I missing something? What cornice are you talking about? If they paint the green portion black it would look exactly like the rendering you posted. In the rendering you can see that the roofline is set back a bit from the corrugated steel portion - and that it's a simple black low wall.
