I posted in the Monogram Apartments section that Ballpark Village will have a grocery store but I will go into more detail about that. The store will have a focus on fresh foods and will not have much pre-packaged frozen stuff. It will be located in the three floor building just North of the Busch 2 Infield. According to more information that I got, there will be your necessities like toiletries, some cleaning materials and soaps. There will also be a refrigerated section with your milk, juice and some selection of ice cream. It's basically a condensed version of a grocery store. However, it won't have all your junk food due to the fact that the fitness center is upstairs (that's what I've been told). While basic medicines like Tylenol and Benadryl and Zyrtec will be sold but there will be no pharmacy here. There will be a patio like Whole Foods in Central West End to eat lunch and what not because this small Market will also have premade sandwiches and things like that.

Onto design of the buildings, there will be terra cotta, just not textured. It will be colorful however. The company has did wok on Two Light in KC and while the terra cotta isn't glazed or the brownish color that is normally seen, it is terra cotta since it is made with clay. It has more of a stone look to it than anything. It will be included on the Office Tower, the Fitness/Market building and pieces of the office building. One and Two light are two of the most underwhelming high-rise buildings I've ever seen. They're nearly invisible on the KC skyline. I drive by Two Light all the time and it does not look like terracotta, it looks like basic concrete paneling. It's very bland up close. This is a bit disappointing to hear.

It sounds more like a convenience store?
It's bigger and better than a convenience store (which in my mind is a QuikTrip-Circle K-7/11) but not as large as a Culinaria for example. This Market is supposed to be a place to do light grocery shopping for residents and guests at BPV and surrounding areas and is not meant to replace a full blown store. As stated, you'll have the stuff you need there and then some.

One word: Cordish. They do what floats their boat and not the public's. They don't care what the design is as well as they're making a quick buck. Based on how leasing is going at one and two light (and three light on the way), it seems to be working well for them and the success will most likely be mirrored here.

I wasn't arguing the success, just the aesthetic. Based on the renderings I've seen so far for BPV I was hoping St. Louis would be getting something a bit more distinctive, that appears to not be the case. I have no doubt Cordish will be successful and I'm aware of their business practices, I worked for the City of KCMO for several years.

Found new renderings and drawings for the brick layout on the streets. Interesting tidbit here, Leinenkugel's is listed on the stage near the Busch 2 infield. I also found what appears to be a Starbucks logo behind "Cardinal Way". The OneLife Building also was revised slightly. Overall, fairly interesting.

Very nice find, looks great. I also like the idea of the hedges screening the parking lots from pedestrians. I do have one question though. Is it just me or does it look like the hotel maybe changed a bit? I don't recall balconies being on there before.

Never mind, you can scratch that last question. I went back and looked at the old renderings and do see what look to be some balconies on that end of the hotel.

Project Update photos from today. This is moving at a fairly quick pace. According to a worker on site, the goal is to have the office building topped out by the end of October and fully unclosed in glass, brick and other things by January.

The crew is going on floor 6 of 7 for the parking portion (which is all concrete). They'll have the remaining concrete structure complete by the end of next week. Following that, the steel frame for the 4 office floors will be erected fairly quickly. When all is said in done, it should be topped out at the very end of October or into the first week of November. It is aggressive, but doable.

Interesting tidbit, Ballpark Village Phase 2 has the most renderings for any of the developments ever proposed on this site. By my count, 36 official renderings have been released and I expect more of the residential building to be out before it is completed.

Another Interesting tidbit, I've been hearing rumblings that more tenants will be officially announced Wednesday along with an update on how leasing is going at One Cardinal Way. With that in mind, I have also heard that Two Cardinal Way should be announced very soon. How soon, though, remains the question.

^ Too bad that the topping of office couldn't be delayed a month or two because of adding some more floors, maybe like four more to give the office portion more total floors then the garage.

Would Two Cardinal Way go behind One Cardinal Way or more towards the office/hotel portion? It seems like it would be better to fill another corner/intersection

From what I heard, the office building foundations can only support what’s going up and nothing more, which is sort of depressing because adding more floors could be handy in the future. Also, at least this office building is a start with just over 120,000 square feet of space. Adding 4 more floors would potentially mean having a ton of vacant space, which Cordish and Cardinals don’t want. As for Two Cardinal Way, it would go directly behind One Cardinal Way so that some of the Units could still see into the Ballpark. I don’t expect it to be tall though, only around 20 floors but at least it is something else. Of the other two parking lots, I see another residential tower being built and another office building. Things could change but this is pure speculation on my side, but I do know that Two Cardinal Way is planned not only because of how the web domain was purchased for it but I also got an indirect “yes” from Cordish that a second tower is planned.

Here are progress photos from yesterday. The parking garage for the office building is on Floor 7 of 8. Since the scaffolding is down on the first floor, I got photos of the lobby level so far. You can see holes for the elevator shaft the garage ramps heading up. On another note, there is one piece of Parking Garage screening on the building along Walnut. It doesn't look good but that may change once the bricks go up on it. For the Loews Hotel, the second floor will have very high ceiling heights.

At the rate things are going, the office building will be topped off by the end of November. I didn't go down to One Cardinal Way since I was in a hurry.

Funny you say that because I heard from a family member within the Schuck's organization that they are looking at signing a lease to put their second Culinaria in there. Before you say that "your family member is lying", they're not. They work towards the top so I take what they say literally. I also know that Schnuck's wants to put a Culinaria in Downtown Clayton somewhere but they don't have a location picked yet.

^These two things actually seem to support one another to me. It stands to reason that before they open their second Culinaria they would want to survey likely shoppers to see what they would want from a store there. Anyway . . . bravo! Happy to see Schnucks expand their footprint downtown. Happy to see the Culinaria brand growing. Far better Schnucks than some out of town chain, if you asked me.

I'm all for Schnucks' success, but their monopoly in the city has gotten pretty out of hand. I think we would actually benefit from some outside competition. Never thought I'd say this, but I would welcome a few Wegmans. Would also be nice if they'd focus on making some of their current stores less depressing (e.g. S. Grand) before building more. But since they're the only game in town they know they don't have to.

There are plenty of Dierbergs, Aldis, Walmarts, Trader Joe's, etc around for competition. I'd also rather see the money stay in town with a local chain than go to an out of town one.

Grocery is probably one of the most highly competitive retail industries out there and Schnucks is aggressively pursuing it. I'd agree with above, it's not a bad thing to spend money and the one locally based company in the mix (aside from Fields Foods, I guess)

Not in the city there aren't. There are a few Aldis but Aldis have limited stock. None of those others have locations in the city.

I'm all for Fields Foods expanding, but currently there's one store. And one small Whole Foods. And one Target with a limited selection. Again, Lucky's and Fresh Thyme don't exist in the city.

Look, I'd be fine with Schnuck's if they carried more vegetarian/healthy food options and made some kind of effort to update their stores but they don't. And in most of the city Schnucks is the closest option, especially if you can't/don't want to drive. I shop at the South Grand Schnucks b/c I can walk there. And if I want a marginally less depressing experience I drive to the Loughborough Commons store.

I live near Tower grove and they just re-did their store on the Hill. I think its fine and its still not as nice as the Longborough Commons store. I have definitely seen them redoing a lot of their stores.

Based on what I see when I go visit my parents (who live in a pretty nice suburb in another rust belt city), I'm pretty sure that's just how middle-grade grocery stores look across the Midwest. I don't know what you're expecting from them exactly.
