^ The redevelopment of the adjoining two buildings has already been completed and should begin soon but the townhomes still need to go through the city approval process. What I'm unsure about is whether the owner needs to get another demolition permit for the corner building approved since the last one was issued so long ago... I think they would but you never know in this crazy town.

I went by yesterday to look at the demo closely. It seems like the underlying brick was badly mutilated when they put in the Tudor facade. And I'm probably the biggest brick hugger on here and believe that this structure should have been reused. However......
The proposed replacement has some important positives. It retains human-scaled development in the heart of downtown and the residents in these townhouses will add to sidewalk activity and 'eyes on the street'. It is also not going to be a parking lot or another senseless green space.
Now I hope they don't f@&k up the exterior finishes a La the standard.

The question is, why would anyone want to live with their front door to a Downtown street as the only handful of residents in housing this style?
Brownstone style townhomes would be great infill for vacant lots all over Downtown West, where it isn't dominated by small streets and tall buildings. This just feels odd, especially if the building materials are inferior.

The neighborhood association didn't want this style of housing, yet the developers were still handed 10-years of abatement.
If it has to be built this way, then I suggest the city vacate the parking lanes in the front, bump out the sidewalk and hand what is currently the sidewalk to the property owners. There would then be enough room to add a small grass patch to the front, with a rod iron fence around the yards. 10th street is moving perfectly with just one lane of traffic at the intersection, so they can do that and still have two lanes of parking.

Im one of the very few to see this building go although I'm still trying to imagine town homes there thats going to be such awfully small spaces i much rather them expand the existing footprint of the building that it was next to
So if this really was the oldest building in the CBD after the old courthouse (and the old cathedral?) do we know what the next oldest is?

Leveled on Locust. Anyone else feeling uneasy about the lack of progress on the town homes?

There is no building permit on file, just a $175,000 demo permit. My guess is this will be a parking lot for the hotel

To be fair, the townhouse renderings looked like someone drew them up in 20 minutes. I don't understand a parking lot here -- how many cars could you even fit? 20? Isn't there a parking garage immediately North?
This is a shame, no matter which way the cards fall, but a parking lot is just embarrassing.
Have to agree, being empty right now in hopes of a better plan than the townhouses. I also can't understand why every single structure has to be considered historical or worth saving for the sake of saving. I understood that this was a wood frame structure, gone through multiple variations and essentially rotted out from the inside. Wood frame structures do run out there useful life in time and the only cost effective means is replacement. So why not a mix of new and old? Just not townhouses in this location is my two cents.

there's so many hotel proposals these days I'm confused which one you're referring to. the rehab component is for apartments right?
