I know there was a neighborhood meeting last night but I couldn't make it. Any updates?

Not sure, I couldn't make it either.joelo wrote:I know there was a neighborhood meeting last night but I couldn't make it. Any updates?
I did just get a SurveyMonkey from the neighborhood association asking if I lived on The Hill, if I supported the development, gave a development mix which had 225 apts, and a lot more single family homes, condos, and townhomes than last month. Didn't jot down exact numbers, and the survey link dies after you take it. Finally, it asked if I would be willing to sign a petition supporting or opposing the new development.
Sounds like the neighbors that wanted fewer apts and more single family style housing were able to get some concessions.

Yea just got the same survey 225 apts but mentioned like 27 condos. Wonder if they'll put those on top of apartments. It was right under 300 units for the last meeting
edit: looks like they'll post updates on the hill2000 website later today but hopefully we'll see something before then
Here's the new proposed redevelopment http://media.wix.com/ugd/bf4057_106fccc ... 1ddd7d.pdf
So looks like the townhomes are between the single family homes and the apartment building on a new street that runs through the development. Condos northwest side. I wonder are they keeping that portion of the factory for condos? Loft style?

Reminds me of something you'd see on 3's Company, straight out of the 70s. Really gross.

At least it's tucked away in The Hill and not on a high visibility street like Shaw or Macklind. The long empty lot on Shaw between Boardman and Guido's at the corner of Hereford is where good design will be more crucial.

As a resident of the 10th Ward, this saddens me. We can and should do a lot better. This is what happens when every ward does its own planning instead of having city-wide standards.

Of course no spots for a neighborhood business. After all, they are trying to re-create a Ballwin apartment complex in the City. Maybe if residents really beg, we can get an Applebee's or TGI Friday's.

Given that the site plan has "single family lots" in place of the current buildings, I doubt it.joelo wrote: I wonder are they keeping that portion of the factory for condos? Loft style?
They gave up on the commercial aspect of it when the residences demanded lower density on the apartments. Shame this could have been a 400+ unit development with part of the original structure saved. Instead we get this spread out crap because nearby residents thought otherwise
BoA meeting this morning. Alderman Vollmer has a bill to rezone from "Industrial District to the "D" Multiple-Family Dwelling District". Sounds like this will proceed

Sansone has closed on the property and construction should start by end of year.

Yea they just finished demo of the building that's not included in this development. The developers didn't buy that property from the same owner but demo was probably part of the deal. $1.9 million demo permit has been applied for back in May. Not approved yet
Seems like every empty property is being developed on the Hill nowadays. Two narrow lots that were parking lots are being converted to townhomes and a developer just bought a property next to me and demolished the 600 sq ft shotgun and wants to build two single family homes on the same lot (it's a long narrow lot).
The Hill has a great location. The only reason it's not booming more than it is is because the neighbors seem to be anti-growth.
