I just did a bit more research, and actually, Centene 2 will be the second tallest building built in the midwest outside of Chicago. I am a bit surprised that we haven't seen more attention given to this project. It's really a massive investment in our region. I'm not sure if many also are aware the amount of other cities and states that tried to lure Centene away. I believe Chicago and Nashville heavily pursued this project.

Salesforce Tower in Indy is 811'

This will be some added good height in Clayton will help fill the skyline along with the other projects.. Im relieved Centene decided to stay within the St.Louis region but to be honest i don't think Chicago Nashville or any other city had a legit chance of wooing Centene out of St.Louis.. St.Louis and Clayton are very fortunate to have garnered this company when it was very small in Milwaukee.

Not only is the Phase 1 below ground work pretty dang far to being done, some interesting work also happening in what is the current staging area. There was some core drilling machinery there recently and they've also been doing some earth moving along Carondelet.

I'm guessing some kind of faux wood paneling. They've been using it in renderings since the beginning.
IMO the theater design could be better, but I'm just being picky. I liked where they were going with the earlier smooth outer face, just made a wrong turn somewhere.

The auditorium design alone could really put this project on the map, I wonder if HOK just isn't putting the effort in or if Centene is holding them back.

Also, the new location is much much better.

That new garage design is pretty brutal, with its big monolithic slabs. Definitely a step backward from the (at least somewhat more refined and creative) existing Centene garage.

Hmmm...sounds promising, I think. I just hope their product is better than their English:

Terracotta makes sense with the green roof design. Copper might be more problematic in light of that. also: the terracotta will stay red rather longer than the copper would. I'm curious what it means that they've moved the auditorium to phase two instead of phase three. Does it mean phase three is somewhat less probable now, or that they want to build goodwill first? I'm actually pleasantly surprised at the auditorium, though I wish I could get a better look at it. At a glance it looks like it will actually work, which is nice. Should be a nice little hall. What's the capacity? 1200ish to maybe 1500?

Oh, by the way, apparently this redesign has been coming a goodly while. (Not too surprising given the state of the plans. Those look pretty final.) There was an image that apparently shows the current arrangement in a slightly earlier iteration in the background on a KWMU post in February:

I'm finding myself surprisingly intrigued by the new garage design. It's got a sculptural quality that might just work. And I really like the way the glass from the auditorium flows seamlessly right into the garage. Those angular brick massings are pretty cool.

Really, this whole auditorium/garage ensemble looks more like a modern art museum than a garage.

They're paying attention. I genuinely believe that they're listening to community feedback and improving their design based on what they hear. You want a better street wall? You think there's too much green space? Boom. Done. I'll bet you the phase three will end up redesigned to better respond to the Metrolink stop. HOK is a damned good firm and I'm remarkably glad they're here in town. They're not as high profile as an SOM or Frank Gehry, but I really believe they're at least as good or maybe better. (I confess, I prefer Obata to Gehry any day of the week. Okay, he's retired and he probably had nothing at all to do with this. I assume. But he's a dang legend. Or at least he should be.)

Anyway . . .

I'm liking how this is shaping up. Yes, the garage seems better scaled now. And more responsive to the neighborhood without being tedious. I hadn't even really thought about that. How does the retail square footage compare to the last iteration?
