Here are a couple of very similar residential proposals for Laclede's Landing. Seems that lots of people have tried to build residential on the Landing, but nobody can pull it off.

Took 'em too long to buy the federal building that became the Wool Center? They like their dog park too much? Lord, who knows. It's fun though. Might have justified the loss of the building they tore down on that corner. If they ever hit crazy money and succeed at Biondi's grand plan to make the thing the premier Jesuit U in the US maybe they'll still build that or something like it.
That corner is an awesome location for residential or office space. I believe the office building that currently stands at 4th and Washington is adjacent to the Mansion House garage. It looks like it wouldn't be too difficult to build a new structure there.

We need some more contemporary townhomes so badly. Those new three story homes on Lafayette are some of my favorite new architecture in the city.
