Here are a couple of very similar residential proposals for Laclede's Landing. Seems that lots of people have tried to build residential on the Landing, but nobody can pull it off.

Took 'em too long to buy the federal building that became the Wool Center? They like their dog park too much? Lord, who knows. It's fun though. Might have justified the loss of the building they tore down on that corner. If they ever hit crazy money and succeed at Biondi's grand plan to make the thing the premier Jesuit U in the US maybe they'll still build that or something like it.

I'd imagine you would need at least some setback from the bridge due to train and vehicle noise.

I just think it'll take someone bold to jumpstart north of the Landing with some residential to give people the faith to invest in new construction on the Landing. Or the Drury's could just actually build that tower they were talking about for a long time.

The good part of this proposal would have been the new 14-story condo tower at Washington and 4th Street. The bad part would have been the cheesy re-cladding of the northernmost Mansion House tower. Completely unnecessary, and it would have destroyed the rhythm of the three Modernist towers.

That corner is an awesome location for residential or office space. I'm surprised no one has proposed anything for that site since then.

Yeah, please don't reclad the Mansion House Towers.
The 4th and Washington Proposal would have been a logistical nightmare with the Mansion House Garage below.
Granted, I'm not in real estate and know little about it but we do we continue to see proposal after proposal in downtown St Louis and Downtown Clayton, tearing down historic buildings when vacant parking lots sit just a block away.
Lastly, this 4th and Washington rendering is some crazy guilty pleasure post modernism. I'd take that corner staircase and fountain in a heartbeat.

Some God awful postmodernism fit for the snootiest 65 year olds of Clayton. I love it.
Side bar: please don't get me wrong, I'm actually a huge proponent of contemporary design in this city. I just like well executed post-modernism. Just as I dislike poorly executed Contemporary architecture:

I believe the office building that currently stands at 4th and Washington is adjacent to the Mansion House garage. It looks like it wouldn't be too difficult to build a new structure there.

We need some more contemporary townhomes so badly. Those new three story homes on Lafayette are some of my favorite new architecture in the city.
