"Mr. OPO, I have some good news and some bad news for you. On the positive side, the growth isn't canerous. It doesn't appear to be spreading or impacting your circulatory, respiratory, skeletal, or other major systems. On the negative side, it's cosmetically unsightly. I'd suggest removal. I can recommend a good surgeon. But . . . I'd recommend avoiding Dr. Spirtas. He seems to like removing . . . a little extra."

(Wow that thing growing out of the Old Post Office is ugly.)

Nice find, Chris. I remember hearing about the OPO highrise, but never could find an image of it. Pretty crazy. It's hard to believe, but the Old Post Office was very nearly torn down back in the '70s. This was one of several proposals to save it.

I've seen a newspaper clipping, I believe from the 1990's, of a proposal to tear down the Arcade building and replace it with a gothic themed parking garage. I know the owners at the time were doing everything they could to tear down the Arcade including taking the elevators to the top floor and cutting the cables. I hadn't seen the one above. thanks for posting.

Here are a couple of early designs for what eventually became the Edward Jones (nee TWA) dome:

Over the decades, there have been many, many proposals for how to develop the last few blocks of the Gateway Mall through the heart of Downtown. This was meant to be the final, "official" vision; the so-called "half mall". Three 15-story buildings on the north half of each block from 7th to 10th streets. The southern half of each block would be developed as "park space". Only the Gateway One building was built, and then the other two blocks languished for years, until The Gateway Foundation came along and generously built the much-loved City Garden.

Here's a nice write-up from Vanishing STL on the original multi-tower Mercantile Center proposal:

As the Arena on Oakland was nearing the end of it's life, several ideas were floated on where to build a new hockey arena. Most were focused around Busch Stadium. This one would have torn down some of the Cupples Station buildings, and replaced them with the new arena. The remaining buildings would have been renovated, and connected to the new arena through a glass-enclosed arcade/tunnel. Oddly, the highway on/off ramps would have actually gone through the glass tunnel thingy:

This one would have saved the Cupples buildings, built the new arena on a large, vacant site, and then built a new landscaped mall North to South, connecting Ralston Purina with the Gateway Mall.

Would be great to eventually tear out the Kiener garages and replace with some new buildings with underground parking. What was torn down to build them?

An early, rather ambitious proposal for the old Arena site on Oakland:

Brentwood Blvd., across from the Galleria. Sure looks like the '80s.

So many things that would've been built like the Highlands plan and the place where the Boulevard is would've look great for our City. To bad none of them happened

I actually like the current highlands project better than this one. Better use of structured parking. Shorter but more evenly distributed. I only wish it was better connected to the rest of the grid.

I also like the boulevard concept as proposed (and built so far) better than this concept. Feels more like a mixed use district rather than a monolith. Not even sure how that proposal was supposed to work.

Both would be easier to compare if the developers could have finished them in less than a two decades.

One of several proposals for the corner of Hanley and Clayton Rd. that the neighbors have shot down over the years.

Here's the original plan for the Marriott (nee Gateway Renaissance) Hotel on Washington, across from the convention center. Budget concerns eventually caused the new tower portion to be greatly reduced in height.

I was highly disappointed when they announced the changes.

You have quite the archive of pictures, if I recall correctly this was in the Post Dispatch? Do you have any from when the Dome was being built? There was a picture from inside looking south at the skyline before the roof was on and I remember thinking, why are they blocking that out? Would love to see it if you have it, I have searched my pics but can't locate it.

Why does majority of developments that are proposed never come to fruition or half assed?? Its like baking a cake but taking it out of the oven too soon! Thats my fear with BPV 2, 100, Foundry
All these buildings proposed and nothing to show for? Maybe this is the reason people bypass St.Louis
Theres a clear difference between Clayton and Downtown most developments eventually get done in Clayton as in Downtown significantly scaled down or just won't happen..

^Yep. I'm sure the list of unbuilt projects in Atlanta or Seattle is five times what we have here. And just looking through this thread, there have been quite a few failed projects in Clayton as well. It's just the nature of the development business.

Hmmm...I don't remember this one at all. A 1998 proposal for something called "America's Music Center" directly across from the Arch. Design by HOK:
