No, this was proposed by a local developer. Metro Square was developed as a speculative investment by the Metropolitan Life Insurance Co. Hence the name. I'm not sure about the timing, but I suspect Met. Life bought the development rights from the local guys and then built their much bigger project.

Here's the only info I have:

Metropolitan Square I believe was financed by the Metropolitan Insurance company.

Back in 1976, Children's Hospital had the rather crazy idea of building a major addition directly over Kingshighway. It would have spanned all of the northbound lanes, and two of the southbound ones. They said this was the only place available to expand. The idea was quickly shouted down, and of course the medical center has somehow found plenty of room to expand without destroying Kingshighway.

This plan would have included three buildings; a 30-story office tower, a 10-story office tower, and an 11-story hotel. You can see just a bit of the second office tower in the rendering, above the parking garage. The hotel would have been across Broadway, out of sight to the right. All three building would have been made of reflective glass and polished steel, with barrel-vaulted roof lines.

Metropolitan Square now occupies the site shown here (looking north down Broadway from Chestnut), and St. Louis Place occupies the proposed site of the hotel.

Seeing all these unbuilt projects make me want to vomit specially this particular building including the may company proposal these to buildings would fit perfectly in our skyline.... I sure hope that we'll see at least 2-3 viable good high-rises in downtown in the near future...

Regarding BPV II, just curious if you have solid evidence that this project has changed? If so, is this change bad or good?

The new design is roughly the same height as before but the new look is very similar to the current Tower that will rise on the eastern end of the site. All Glass.

Phase III was never an announced final plan. It leaked because of a mistake. It's to be expected that any and all of Phase III will change with the whims of the market, the economy and the Cardinals.

It is underdevelopment though. Very early on in the plans. That's why I put the leaked plan on this thread since it won't be happening as it was leaked out to be.

Back in 1986, a developer proposed a pair of 30-story, brick and limestone towers on Kingshighway, between Lindell and West Pine. They would have included condos, a hotel, office space, and retail.

Today he site is still a massive parking lot, although the 36-story One Hundred apartment tower is set to break ground this year on the southern half, and Koplar is hoping to build a high rise on the northern portion.

This is gorgeous! Anyone know why this one folded?

OK, I found a couple of pics of Fountain Place. Looks like it would have been where The Crescent is now:

Here's another view complete with the "Clayton Hole", aka "Clayton Lake"

Here are all of the casino proposals for Laclede's Landing.

First up, from Donald Trump (note the classy gold riverboat):

Next, Stephens Engineering:

Jumer-Aztar:

Gateway Casino:

Bally (note the hotel tower in the background):

And finally Casino Laclede, who also would have built their hotel further west in Downtown:

Thanks Framer, Gateway Casino was what I was thinking about. I liked the design and a couple of towers of that height would sure look nice on our skyline.

I found this:

https://www.questia.com/read/1P2-328386 ... ore-profit
The Gateway Casino group is throwing its $205 million riverboat gambling proposal out for public scrutiny today. Of the five proposals detailed so far, it offers the city of St. Louis the largest take of profits and, at 43 stories, the tallest convention hotel.

Gateway Casino's proposal includes:

A 976-room convention hotel on land Casino Magic owns just north of the King Bridge and east of Interstate 70

With all these proposals, how did we end up with the President Casino on the Admiral?! I didn't realize there were all these competing proposals except for Trump since this was all around the time I was about five.

Clayton has been trying to develop the northeast corner of Brentwood and Forsyth for years now. Not sure why it's taking so long, considering the prominent site. Here are a couple of proposals from 1999:

PostMar 10, 2017#44

Meanwhile, here are a couple of earlier proposals for the northeast corner of Brentwood and Maryland. This is the current site of Maryland Walk.

And this rather ominous looking thing:

PostMar 10, 2017#45

Not sure when this was, but there was an effort to build something called World Trade Center St. Louis on Carondelet, across from the then-new St. Louis County Justice Center.

I know we don't get too excited about suburban projects around here, but this one would have been cool. Pritzker Prize winning architect Richard Meier designed a two-building office project for Chesterfield back in 2001. One building would have been 8-stories, the other one 4. I think it's telling that this was written-up in the Post Dispatch Arts & Entertainment section, rather than Business. Sure wish we had more developers that used "big name" architects:

Man that Gateway casino would have been killer reminds me of a high-rise in Atlanta so many beautiful buildings that would have made our skyline among the best... I sure hope theres some real surprises in our future however we have to focus on At&T and the Regal...

In the early 1990s, the City sent out an RFP to build a new convention headquarters hotel. I believe all of these would have been built on the Southeast corner of Seventh and Convention Plaza. Obviously, nothing was ever built there, as it's still a parking lot today. I don't have much info on these various entries, and the dates are all mixed-up, but here we go.

Here are images of the three leading candidates:

And here are a couple that I guess were quickly rejected:
