Cortex Phase IV looks promising. Obviously NextSTL did a piece about the proposed new office complex, but I had no idea that they are also planning new mid-rise residential and rehabbing the crescent building as a residential building. I thought the crescent building was going to be more lab space, either way its going to be awesome.
Haven't they been working on the Crescent for a bit now? I also thought it was lab space. And I thought those others shown in the picture (except the mid-rise residential) were part of phase III. What building is the Cambridge one supposed to be in?
CORTEX is really going to be a great thing for the Central Corridor. I hope that when all planned phases are finished, they expand with some more down south on Vandeventer!
Crescent was definitely advertised as lab space. I remember seeing a rendering in cross-section somewhere that showed the lab interiors. Interesting...
Plans were to renovate the Crescent as lab space for several clients of Wexford. Those plans were leaked but never formally announced. Wexford is now looking to build a much larger 500,000 s.f. new construction project instead ... east of their 4240 building.

I like Crescent as residential.... nice to mix it up a bit in the heart of the district. I look forward seeing how the Silo Lofts rfp turns out for the FPP mixed-use.... would be great to get something announced by time IKEA work begins later this year.
I wonder how much demand there will be for residential here. That's an entire block they're proposing for one single apartment building, plus there's all the others nearby coming online such as The Standard, WP Lofts, Laclede, Gerhart, and Crescent. I guess with CORTEX's 13,000+ workers and all the workers at Midtown Station, there will be demand for this much housing, at least in a few years anyway. What's the deal with the hotel? Aren't they planning an 8 story building for that? Does anybody know if that's going to be part of this phase or if it's later? What about the Metro station?
I do hope that apartment building is nice looking...And not faux-historic, either. Maybe something kind of like Loop Living! Also for housing, there are plenty of buildings and lots in FPSE that need redevelopment. I hope this encourages continued growth down there. Once CORTEX is all done, we'll be able to walk from a fully developed Grove to CWE and Midtown and see very limited blight thanks to CORTEX. I think this whole part of the City (FPSE, CORTEX, CWE to Midtown) will be like "THE cool area" for 20-somethings in the 2020's.

I think it is even better news that 500,000 sf of new space is in the planning stages with a very good chance of happening sooner then later if I go the take away. That is huge for the city until some way some how it can get a corporate relocation for downtown.

Hopefully for Midtown and Downtown West too. I'm very encouraged by the Gerhart Block (Vandeventer) and Crescent Supply (Boyle) preservation/renovation plans. It's time to get going on the Olive/Lindell streetcar and Boyle MetroLink station.
I am also assuming and hoping that there will be significant street/sidewalk/streetscape improvements in Cortex associated with these developments. Some of the roadways and sidewalks in this area are in desperate need or resurfacing/repair.
This is all going to be a major plus for all of St.Louis specially the City.. St.Louis will be the innovation hub of the midwest hands down.

Went to the CMT report to the community for the new station behind @4240 building, (from what they said construction could start within 2 years and I assume open within 3-3.5 but something else that was brought up was that in the next 30-45 days some surprising tenants will be announced at @4240, said it will show that some business's are putting a foot print back in the city

^That's exciting news. I can't wait for the announcement. It's all about jobs now. Residential is growing and will truly boom when jobs start coming back to the CBD and central corridor.

I'm always amazed how long this stuff takes. Can it be any more straight forward? Are there utility complications or something else? Or is the two tears to get the money lined up? Will ant of the TIF money be used?
Robert- they said around 2300 new jobs in and 1000 new residents the cortex area by end of 2015
Quincunx- funding is the next step, I'm sure Cortex will put in some, price tag is $9.6m but that includes all the bells and whistles like a cafe at the station, bike connections to a proposed grg trail and bike station. FTA would need to review and approve it since it's been done on a line that was federally funded. Then the environmental work comes, design, so 2 years sounds about right to me but honestly I think we would be lucky if it's open on April 1 2018 in my opinion.
If they built a nice looking mid-rise apartment building with units going for competitive prices and with some ground level retail directly next to the new MetroLink station, I would probably get a place there.
Too bad parks don't have apartments.
And it's not like there's already a bunch of parks nearby...CORTEX Commons, Forest Park, that one by that horrible Aventura development, etc.

Also, the article reports plans for as many as 1,000 new residents by 2015 within Cortex. That seems to be a bit more than what I was expecting.
More Cortex developments already are in the works. Cortex is evaluating two “intriguing” proposals for a mid-rise apartment building with stores just west of the Ikea site, Lower said.
Plans are coming together for a new research building east of nearly full @4240, a 1940s factory turned into offices and science labs, he said.
“We need more space,” said Lower, adding that Cortex also is working to bring a business hotel to the district.
The article also mentions Midtown Station hopes to announce tenants this fall.
Anyone with a hint of where CORTEX stands with phase IV or if they closed on the US Metals property now that they got the TIGER grant, IKEA under construction and a few housing developments happening around them.
I think the area really needs a big CORTEX announcement that adds some solids job gains for a few more projects to get off the ground as well as a decent hotel proposal. Adding more retail by building Midtown Plaza strip mall isn't going to cut it.
^ great. I'm sure it will take a while to actually begin construction but hopefully we'll hear detailed plans soon-- and confirmation of the tasty promise that they'd build more space and less parking if TIGER were granted. And Silo Lofts news, too.
