FYI the 11 month time frame included demolition & sandblasting of interior walls, beams, etc. Jacob has already completed all of that and they are expecting it to be more like a 9 month turnaround.



Paric started construction on February 1st...we;ve been told that October or November move in is very likely

I was just reporting exactly what the VP of Development over at Jacob told me. He said approx. 11 months from 02/01/06 and gave me a December '06 completion date. Either way, the building should be completed by the end of this year. :wink:

Hi, I just signed a contract last Wednesday and am very excited about moving into the Ventana. Everyone at Jacobs has been great through the process. The only element I wish I knew more about is upgrades and what their costs will amount. Anybody hear any information when upgrade prices will be available? And what is that I hear about a two-sided fireplace for $4000? Also, is it true the 200-250 condo fee includes A/C and heat? Thanks for any information and looking forward to moving in!!!

I don't have any of that concrete info but I still wanted to welcome a fellow Creve Coeur transplant to the loft district! However, seeing as heating bills are in the $400's a month with current natural gas prices(without budget billing) I don't see how that can be true. If your HOA dues include heat and A/C, they'll have to raise the dues significantly to cover cost in the first few months you move in. I suspect your dues include most normal stuff like trash plus maybe internet and insurance for your rooftop pool(which is very expensive), but not heat and A/C because then everyone would turn the heat and A/C way up and your building would go over budget. See my point, if you inclue heat and A/C, there is no reward for conservation as your dues are static, so if I were you I would be against including such things.

natural gas prices are irrelevant...the ventana uses electric heat cooling, not gas.



W were told all upgrade pricing will be available in MArch or April and that they will start contacting people to come in and pick their upgrades.



I have heard 250 for the condo fee, I think it is on th elow side...yes it does include heat and cooling, but you still have an electric bill which covers the blower & damper that controls the flow of air into your personal loft.



The only gas utility will be fireplaces and that bill will be paid by the Condo Assn. and then distributed pro rata among the lofts that ahve fireplaces

I can't see how it can be possible to heat a building that size for 250 per person a month, you're in dreamland. Like I said, bulking heating and cooling will discourage conservation and raise your HOA dues.

well, currently my fiancee lives at 2020 and they have the same setup...central heat and air...



it has worked out very, very well and cond fees on her unit are sub $200 per month

True, but not only is your building larger(more common space volume to heat), you have more amenities. Also how may sq ft is her unit? If they calculate their HOA dues per sq ft and she has a modest single, that will skew the numbers further.

Nonetheless, as of last Wednesday I am the 31st contract at The Ventana just to give an update to those curious of the sales progression. Anxious for the building to complete....

If that 31 is under contract, any idea of how may reservations are in addition to those 31?

I could be completely wrong, but from my understanding, reserves now roll straight into contract. I do not believe I could have reserved a place and not sign a contract. However, I do not mean to gossip as I am not 100% confident that I am correct. And the reason I say 31 is because on www.theventana.com there are 31 sold and the one I signed a contract for is now labeled on the website as sold.

You are correct...we reserved in August and signed our contract in September...after the pre-sales hit 24, they raised the prices and reservations started going straight to contract...



which floorplan did you reserve?

I am at 505, which is Unit E. I picked Unit E because it is "L" shaped, windows look out over Washington, it is a corner unit that has two views and has a lot of windows (12 to be exact!).

What floor plan did you select?

we are in a modified J floorplan...they changed the floorplan after we reserved the unit...which we love because we will ahve a balcony...so we are having the architect re-do a couple things...

I have seen a LOT of posts stating that Ventana has raised their prices. I was amongst the first people who put a unit under contract (Unit I, balcony facing north, which is the one in great demand) and the prices are still the same. The only difference is that they were charging 10K for parking "separately" before and now it is included in the price.



That said, nearly ALL buildings on Washington have been bought up till Jefferson. St. Louis is definitely coming back. The Ventana has the best feature in that all units facing north have an unimpeded view of North city.

Yea, that I unit rocks! Best use of floor space that I've seen yet. I originally had a reserve for that unit on the 6th floor but bailed for another building where I got 2 BR, 2BA, a balcony and an extra 200 square feet for basically the same price. You've got a great space and that building will look awesome once it's all done. Congrats.



By the way, what is the final deal on parking? When I reserved, it was the extra $10k for parking and they did not have enough spaces in the garage for all the building. There was talk about parking some of the residents out back or maybe some would get spaces out front just across Wash Ave.

Don't get me wrong I love the location of Ventana(just outside of the "crazy" zone but still well within walking distance of everything) and I love the look of the building and the unit layouts, but they just set their starting price per sqft too high 180-190 a sq ft before upgrades?! That's pushing it quite a bit I felt, just my opinion though. I think had they come out with prices in a similar way to what Ely Walker did, then that building would be 80% sold now instead of stagnating at 30%. I really regret that they pushed alot of young professionals out due to their prices.

I agree that the prices were not pre-construction, but rather market based, and it is something that I absolutely agree, has prevented the building from being sold out. My personal guess is that it has caused "only" the most desirable units (balconies or max window space) to sell out.



I thought (and I could be wrong) that they had 110 parking spots underground (leaving 14 "extra" spots). Can someone verify with Jacob management?



Moon Bros. blocks the view from the first 3 floors (north facing), but not completely.

I believe when I bought there were only 4 indoor spots left. The rest will be behind the building on Lucas I guess, or directly in front of the building occupy the Washington, St. Charles, 16th and 17th block square. Is this what other have heard as well? Also do you think it will hurt sales after all the indoor spots are reserved?

It may. Justifying paying that primium price per sq ft will certainly be even more difficult without indoor spaces. I never undrstood why for the kind of money they are charging that they didn't just build a garage for the building on the empty lot the own behind it(at least I think they own it). That would have made a lot of sense. An surface lot spot in DT STL for people who own 250k+ lofts, I can't see it. You can never really secure a surface lot spot. But who knows, if DT STL gets ever hotter this year, people may look past these flaws. Like I said, it is a very beautiful building.

blipic. When did you actually buy the unit (U said 4-5 indoor spots were remaining). I bought mine in Aug/Sep timeframe.
