There are a couple of gyms Downtown. There is the YMCA about a block away from you at the Ventana and there's Golds about 10 blocks away from you. Both are within walking distance.
...and a "mystery" gym is in development in the 1300 block of Washington. Some say its the McGowan Bros.

I do not believe they are updating the units sold on the website. First of all, with a tenant occupying the second floor is would bring it to about 44 units sold. The reason I believe it is not updated is because they are redoing their entire marketing presentation. The website is supposedly going to show progression details so I believe website updates are on hold. As far as others without underground parking...Jacobs Develpment will be buying either the lot behind or in front of the Ventana which will be gated and provided for the next buyers.
Contact Jacobs Development about getting on the list for emails containing info on open houses. I received an email. They will be doing open houses once a month.

The second floor is NOT YET a done deal. I am also not sure what would happen if that commercial enterprise went broke after they bought the units.
The security system would be programmable. Once 75% of units are sold, the homeowners make the rules and they can change the system as and when needed. I think the security system is restrictive, but will need to see how they do this in other lofts.
Owners with balconies will NOT be allowed to have a grill on it. They were not sure about satellite dishes.
The view from the roof is INCREDIBLE. The north portion of the roof is private to the ninth floor owners (forming the 2 level penthouses). The south facing roof has a beautifull view of south city and you can see the Arch in the East.
All in all......... great progress by these guys

Buy the lot in front or in back? Did they tell you if they did this, would they then have extra spots to lease to residents who live in other buildings? Both those lots are big lots and the one in front is used by CPI employees. I think CPI has like a 10 year lease on that lot with the city. So my guess would be that Ventanta would buy the lot in back if possible.

^I was under the impresion that the already owned the lot in back. I remember Moon tried to aquire that lot to build the parking garage, but the owner said somethning about already having a deal in the works with Ventana. I still think at the very least Ventana should build a basic garage on the lot, just a roof and some walls to offer protection form the elements and crime. At the price point they sell at, I would think that it should be a given.
On the tour they said they were looking to ideally build a garage for additional parking that would have first floor retail and parking above

re the gym at 13XX Washington, work has pretty much stopped for now, although I've seen a few "contractor types" walking around it lately. They had gotten the new upstairs windows framed in, and the interior is gutted, but nothing much else. Also, one of the old first floor windows blew out last week.
I expect work to pick up again any day now.

On the tour one of the salespeople said that there was a city ordinance against it...being a lawyer I tried to find such an ordinance...none

if they put it in the condo docs, we can simply vote to amend it once we take control, I simply believe this is a case of someone not knowing what they are talking about. Unfortunately, with the exception of Kendra and Jill, the people a Jacob seem like they would rather give a wrong answer or make one up most of the time rather than saying I don't know.
I wouldn't sweat the grill thing, I see no reason why there would be a problem with it...charcoal grills are probablya no - no due to fire hazard and having a mesh type balcony with a neighbor below, but gas and electric should be fine

Went to the Ventana after the Cards game. Emily and Jill were there and showed around the building. 2 more floors have the 3 inch granite floors laid out. They are hoping to come up with the upgrade package costs by next week.
The 2 ideas (for parking) floated around are building a garage (front or back) and sharing that with City museum and WOW, OR keeping the back of the first floor as a parking garage (for an additional 40 or so spaces).

What are all your names? I'm curious too...How old are you all? I'm in my mid-20s, and I'm sure most people are in their 20s and 30s, with possible exceptions. What floors are you all on? Are most people buying a unit for investment purposes in downtown? Anyways, I'm just trying to get to know everyone, my future neighbors and all. I'm sure we will all find this interesting. I am aware of a gas station (it is new I believe) at Delmar and Jefferson (about 3 blocks away). It has a small food mart too. Does anyone know where's the nearest Grocery store?
City Grocers...but the Schnucks on Lindell is about 3 miles away and the DSchnucks on Clayton is about 5 miles away

Quick questions Joe. Since you stated you were a lawyer, you might have an answer. The $10K we paid for parking....... does that give us a deeded parking spot or is it just "reserved" in the general sense? In other words, if someone for any reason parked in our spot, can we get him towed?

I posed this to Jacob development and the response that I got was that the parking space will be deeded to the owner of the condo with the condo...that you will own the 3 dimensional space, so that you could even hang bikes over your space or whatever...

This issue of St. Louis Magazine features articles on "Where To Live" in St. Louis, the hotspots, etc...Of course, DT STL is the hotspot right now. It's a really great issue this month. They even have a section where they feature certain lofts in downtown and the transformation of downtown. Plus, they even featured different towns of suburbia talking about various demographics and other interesting information. Check it out. I bought a copy, and it's interesting. I'm sure you'll see the magazine around. Check your local Borders, Barnes&Noble, or some other newsstand. Plus the magazine articles would be a great thing to show your friends who still are skeptical about the big move downtown!

Pre construction is normally non negotiable (I looked at a lot of lofts and this was consistent). All the best configurations go during this period. Towards the end of the sale, you can get heavy discounts (like free upgrades or 3-5K off), but those are the left over units and there is a reason they did not sell at asking price.
Has anyone checked out The Ventana website lately? I checked it today and clicked on the "Lofts" tab and noticed the entire 2nd floor now shows that all the lofts have been sold. Does anyone know more about this? Could this be referring to that tenant that wanted to occupy that floor?
