Doesn't Downtown have its highest population in decades too? Things aren't perfect, but they're heading in the right direction.

Maybe KMOV is moving to Maryland Heights and joining the KTVI and KPLR team of studios there now.

I love the KMOV news beginning - "From Broadcast Center in Downtown St. Louis - This is KMOV News"

Well --- we all could write to them about our dismay...

The community should let them know the frustrations on their move. However the ink probably already dry on the lease. Doubt they would have announced the move without already signing a new lease.

Would be kind of funny if one of the other Maryland Heights-based local networks decided to move downtown into their old studio.

I know someone that emailed them and KMOV made a follow-up call, so seems to be worth it.

There is a Reddit user on r/StLouis that says they work for Shipworks, and that Shipworks is also looking to leave the KMOV building.

However, they also say that one of the rumored reasons for a departure was that there is no room to expand within the building...

I guess we will find out.

KMOX is at the Park Pacific building

PostMar 11, 2022#3910

I’ve been told that KMOV is leaving because…
1. The new owners of the station wanted to buy the building but they couldn’t expand the studios to meet their needs adequately.
2. Despite being partially renovated, building no longer meets their modern standards criteria to buy the building.
3. The owner of KMOV has concerns about their employees safety.

The move to Maryland Heights addresses two of those concerns, but I wasn’t told if the new studio will be owned by KMOV’s parent company or if they’ll simply lease it. Quite a few people there aren’t very happy that they’re going to have to drive out to Maryland Heights (for obvious reasons).

As for ShipWorks leaving the building, if they need more space and KMOV is moving out, just take that space.

But there is plenty of room in other buildings downtown. They didn’t have to move all the way to MH.

Read what I wrote again. I'm not talking about KMOV.

Hopefully they'll at least stay downtown, if not in the Gateway Tower.

Actually...

1120 KMOX is downtown in the Park Pacific building. KMOV and KMOX are no longer own3d by the same company and KMOX left Gateway Tower almost 10 years ago. They stayed downtown!!!

Downtown/Downtown West late night economy rant:

Downtown is in for an interesting spring/summer. I’ve seen the same nighttime problems year over year. The daytime is GREAT. But at night it’s not always a fun environment to walk around in. That’s a problem for residents & guests, as well as office workers, especially when the resulting media coverage paints Downtown as if it’s constantly problematic.

Greater St. Louis Inc & the Jones administration announced a partnership last year known as “DEPSI” (linked below). This partnership was formed after widely circulated videos showed chaos such as drag racers unloading semi-auto guns next to One Cardinal Way, as well as teenagers leaving a rooftop party at Ely Walker and trouncing a cop car in the middle of Washington Avenue.

But what has DEPSI accomplished related to the late night problems and resulting bad media coverage? No wonder KMOV cited crime when moving. They cover it. Remember Reign?

There was a murder last week, during the MVC sports thing. And a murder this week, of a teenager, in a loft lobby (more below).

There doesn’t seem to be any traffic pattern changes, road diets etc to stop cruising/drag racing. SLMPD says they are out of tow trucks and can’t tow vehicles (uh, ever heard of third party contracts?). Parking lots in some places still feel dark and not secured. Break ins are still pretty rampant, whether auto break ins or building break ins, including this weekend. Panhandling has increased — and Alderman Ingrassia is pushing several bills to eliminate panhandling laws, loitering laws & increase the time it takes to remove a tent encampment. There are multiple clubs/bars that do not have liquor licenses. Residents at the GEW Lofts are already starting to complain about a new one called “CBA Events” at the old Luxe Club. Last weekend 2,000 teenagers showed up there to see a rapper. The murder this weekend at Ely Walker Lofts was PROBABLY Airbnb related. AT&T Tower now has like 8 boards on its windows from shots fired from nearby Bell Lofts’ roof NYE.

ALL THIS STUFF IS FIXABLE. And, again, it only happens at night:

Focus SLMPD at night. In big numbers. Have them actually do stuff. Not stand around.

Last week the warm weather brought out loud cars, ATVs … tow the s!&t out of them with a third party contractor.

Build road diets through parklets and other measures. Now.

Close Eads Bridge at night. It’s a criminal thoroughfare, ask the Landing residents. They have been very vocal about it.

Ban clubs and only accept restaurants. Definitely crack down on venues that refuse to get a liquor license.

Restrict Airbnbs.

Fine the s$&t out of problem properties.

Fix dark and unsecured parking lots.

Move aggressive panhandlers away from Downtown/the City’s business district.

As mentioned above, this past Friday the largely Lux Living owned building (Ely Walker Lofts) had a shoot out in the lobby. At least 15 shots fired. One 16 year old dead. Lobby windows shot out (see my earlier post of the boarded up windows throughout Downtown). Blood everywhere (see photo). If this was an Airbnb party, legislate like Toronto did to crack down. Force multiple night stays. Register the owners online. Increase permits required.

AT&T Tower’s windows were also likely the result of an Airbnb party, or just poor property management (see photo). Bell Lofts is also owned by Lux Living.

Since the cop car was trounced last May after an Ely Walker party, and a murder happened at Ely Friday, and Bell Lofts is a firing range into AT&T Tower, it seems like DEPSI could pressure the City to not give Lux Living subsidies on their new projects until they ban Airbnbs and tighten lobby/rooftop security. They may need to stop short term leases and raise credit standards/background checks.

What the hell DEPSI? HAVE YOU DONE ANYTHING??

As a Downtown Resident and a person very vocal about our problems in our neighborhood I believe that AirBnB should be illegal in rental properties and in Condo ownership as an owner I believe there should be a law that dictates a minimum stay (30 days) for professional stays like travel nurses, etc.

There’s a lot to be done road diets and better policing by the SLPD and the City. But I also have to say that compared to last year it has improved a lot.

Share all your sentiments, @Downtown1999. Every day it seems there's another reason to believe in Downtown, as well as another to be discouraged. We've got to do something about LuxLiving/CityWide in general. But hopefully the positives end up winning.

Husband and wife getting into a dispute and him shooting her doesn’t discourage my downtown outlook.   Two teenagers settling a social media beef doesn’t either.  Both definitely discourage my view of this country bc we seem to have turned to guns (via easy access) to settle basic arguments
Both of those scenarios happened in well surburbs recently. A girl was murdered by people she had beef with in Jefferson county and spousal shootings are a dime a dozen in suburbs

I agree with you for the most part. But, of course, when it happens in the suburbs, it's spun as just a sad situation. But when it happens downtown, it's spun as more proof of the dangers of urban living.

Note that most developers mentioned in that piece, outside of a few unique projects, do NOT have long-term experience in Downtown.

Most developers that have/had long term experience in Downtown either got out, went bankrupt, or are selling.

Examples of “unique” projects: CB177 (the City is driving that), Convention Center expansion (quasi-gov funded), St. Louis CITY SC (billionaire philanthropist w/ no other experience Downtown), & Square (billionaire philanthropist w/ no other experience Downtown).

Out of towners or others (such as Hermann/Larson) w/ largely their first experience in Downtown: 100 N Broadway by Hermann Properties — essentially a well-heeled Busch family heir joint-ventured with a fund (Larson Capital) and, no other experience Downtown. The Bamboo Equity apartment building is also a fund, and they have no other experience Downtown. The Mike Shannon’s deal is a guy from KC, no other experience Downtown. The 1801 Washington project is King’s first apartment project. Butler Bros is an out of state developer, no other experience Downtown. City Place is a billionaire energy guy out of Utah, no other experience Downtown. The Opus project would have been their first Downtown foray. They bailed. Hotels should do ok, but besides the Gills (Hotel St. Louis + their relative doing Chemical), all the new hotels are also out of towners, including Shell Building & 21c …

The Landing development is largely all driven by one group, Advantes. Their track record is yet to be proven. It’s pretty darn new stuff.

The Front Page & Hupp guys are VERY new to the scene, like Advantes.

Outside investment coming into Downtown is GREAT.

Local developers like CRG (Clayco), KDG/Keeley avoiding Downtown is indicative. They aren’t investing because they know better.

The McGowans have their whole portfolio for sale. They know better.

If the McGowans or LoftWorks (or both!) were still churning out deals, or better yet, building new construction, we could say things were going very well.

These out of town developers will find out the hard way like everyone else, unless the City acts on problem properties, late night economy crime (bars, cruising, shots fired …).

Nothing has changed policy wise from last spring.

There are a lot of asinine things said on this forum but you are in the running for a March gold medal.  Have you ever committed $50million to $150million to a project? do you think there is no due diligence done on everything metric out there before lenders commit  that money for a project?

^ No, no. They're all going in blind. There's no way for these companies to gather data before committing tens of millions of dollars. They're going strictly on a hunch.
