This is a great building. The apartments are generally nice and have interesting floor plans and views. The location of course is great. This has been a long time coming, and I personally feel these condos could be spectacular.

I'd prefer to see that parking lot across Lindell (on the southeast corner) have 87 luxury condos built on it. I know that right now it's used for Chase parking: who owns it?

I would also like to see people actually stop at that intersection when the light is red. I think a luxury tower in the parking lot is more likely.

While I can't say I'm surprised by the idea, I will say I am pleasantly surprised by the timing. I'm also curious where all those tenants are going to move. I really hope they stay in the neighborhood. As a former tenant I really appreciated the amenities of the Park Plaza. During one of the big snow storms, I spent 3 days in the complex without stepping out of the building once. I went to the movies, ate and drank at all the restaurants, I even got my hair cut. Where else can you do that. Maybe this will be an opportunity for someone else to build a new tower with rental units. Looking forward to following this development as it progresses.

Their sales center should be open sometime in November.

I spoke to a friend of mine over the weekend and when I asked him about the timing he said this was always in the works since they began the reconstruction of the hotel side. Apparently, the long term plan was to bring some luster and cache back to the property as a whole by upgrading the hotel side BEFORE turning the Park Plaza into luxury condos. Looking forward to the floor plans when the website comes out.

I am very glad to see the units will be for sale and no longer rent. Personally I would never pay high rent even in the Chase Park Plaza. I would rather rent a smaller and cheaper apartment then purchase something expensive like this. I have no idea what I plan to do after college so its hard to say if I would be able, but thats simply how I would go about it.



The parking lot across from the Chase is used for special events and free for Cinema customers. I would perfer to see the lot cut in half with the addition of store front retail however that will probably never happen. Parking lots are useful for county visitors and this is one of the prime County attractions besides the ball park.

While there is a strong argument for purchasing over renting, it's important to remember that home prices don't always go up, especially in a very short period of 1-2 years. Many people who are transient or are not committed to a geographical location may not want to drop anchor and take out that mortgage. That said, I'm sure people who have been living in the case for a decade or two could have made more money buying something over renting, but they would have had to give up something like high rise living or park views or no piano bar downstairs. Pros and cons. Pros and cons.

Really? I wouldn't think that countians would go there to watch a movie - relatively small screens, the various food it OK, but not fantastic. I would think the zoo, museums, the arch, etc maybe bigger draws.

Compared to Forest Park, no, but its pretty well known. I mean its a premiere wedding joint as well as for business events. UMSL has their Homecoming there every year which includes students from the entire Metro area. The height is visible from all across the City and from the highway. I hear ads for events at the Chase on NPR every few months too.



I guess a survey would tell us for sure!

Maybe he meant all the functions that take place at the Chase like weddings, conventions, seminars, family reunions, that blue light room is always hopping.

Some friends of mine rented there when I was living in St. Louis, and it was nice. In addition to the aforementioned amenities, the units themselves are quite nice, with higher ceilings and substantially better build quality than is found in modern buildings. I am a litte concerned about the inter-unit noise in these new towers like the Park East and 4545 Lindell. The chase was very quiet and of course the lobby is impressive when friends/dates/parents/loan sharks come over.

The Chase Park Plaza is well-known...its advertised in American Airlines magazine and it now has the locally famous "Jessica Alba" suite. (not really but she lived there while she was here filming and stalking me)

Wow, how easily I get depressed. Just the thought of Jessica Alba makes me wish I had taken drama in high school or gone into investment banking. Why they ever cancelled Dark Angel.

Not to go off topic, but I have a couple signed photos of JA from her Dark Angel days. I worked with her aunt in LA. Sadly, when young miss Alba came to visit I was never there. I think that was intentional on the part of her aunt.

A week went by with no response.

Has a sales center of any sort opened? They have quite a few units advertised on realtor.com.

If anyone has any additional information beyond the preliminary website, please share with the board, thanks.

I recevied an email yesterday indicating that they were going to have a:



Grand Opening Preview

November 9, 2006, 4:30 p.m. - 7:30 p.m.

The Park Plaza Lobby



where "Commitments for Private Residences will be graciously accepted".



The full website doesn't launch until Nov 1 which I believe will be our first taste of the floor plans. Based on their current listings the $/sq. ft. seems higher than the Park East Tower.



Can we get back to Jessica Alba news. :D
